About this file
These documents contain legal forms related to lien waivers and affidavits of payment for a construction project in Pennsylvania. The documents include an Affidavit of Payment and Release of Liens and a Waiver of Lien, which are standard legal instruments used to protect property owners from potential mechanic's liens during construction projects.
The Waiver of Lien specifically outlines the contractor's agreement not to file any mechanics' or materialmen's liens against the owner's real or personal property for work performed under the contract. The document provides extensive legal protections for the owner, including provisions that require the contractor to immediately remove any liens filed, grant power of attorney to the owner to satisfy liens, and confirm that no work has yet begun on the project. The forms are prepared to be filed with the Prothonotary in accordance with Pennsylvania's Mechanics' Lien Law of 1963, and include spaces for notarization and official signatures.
