About this file
This file contains final technical specifications for the Building 63 Envelope and HVAC Renovation at the USDA Subtropical Horticulture Research Agricultural Research Service (ARS) Station in Coral Gables. The specifications detail the renovation requirements for approximately 6,000 square feet of lab and office space addressing critical moisture and humidity control issues. The project scope includes roof envelope renovation, HVAC system upgrades, Building Automation System (BAS) implementation, and chiller replacement. The existing HVAC system comprises one air-cooled chiller with associated pumps and two variable air volume air handling units. Current humidity levels in the labs exceed acceptable thresholds at 70% or higher, and condensation accumulation in the ductwork has caused water damage requiring remediation.
The specifications were developed by A&E firm Clark Nexsen following retro commissioning and test and balance (TAB) services. These documents represent the final construction-ready specifications and drawings provided after USDA-APHIS internal review and approval processes. The specifications establish all technical requirements and performance standards necessary for contractors to execute the renovation work, including detailed mechanical, envelope, and control system requirements to eliminate condensation issues and restore proper environmental conditions within the facility.
