About this file

This solicitation is for a multi-phase boiler replacement project at Timberline Lodge. The project includes removing old generators and boilers, installing new hot water boilers and circulation pumps, replacing fuel oil pumps and piping, designing and integrating new DDC control systems, and replacing room radiators. Phase 1 is due by late October 2021 and involves boiler room work. Optional Phase 2 would replace one steam boiler and install more radiators by May 2022. Optional Phase 3 replaces the second steam boiler and installs more radiators by May 2023. It also connects kitchens and pools to the new system. Optional Phase 4 replaces two hot water boilers by May 2023. The estimated budget is over $10 million. Responses are due through the SAM website. The work would be conducted by the Forest Service Pacific Northwest Region and impact lodge operations.

1. AMENDMENT #6 GAOA TIMBERLINE LODGE BOILER 5/19/2021

1.01 RFI QUESTIONS (Q) ANSWERS (S)

A. Below are Q/A to control system questions:

1. Q: Please confirm all space sensor locations shown on the print are existing with a space sensor cable present at that location wired back to an existing DDC Panel?

a. A: It is assumed that existing space sensors are wired back to existing DDC control panels. Contractor will need to field verify locations and condition of wiring to be compatible with existing controls and any new controllers.

2. Q: Are existing DDC controls for room convectors to be reused or replaced (temp sensors w/setpoint adjustment & associated controllers (controllers show on MD drawings)?

a. A: Existing DDC system controllers may be reused for connection to room convector valves or new controllers may be installed. Contractor shall field verify existing wiring and DDC control system compatibility. Sheet MD2.4 shows existing DDC control panels to be demolished. These existing panels are not required to be demolished and may be reused if compatible with new design and additional control valves.

b. Sheet M2.4 show existing DDC control panel locations, which may be reused if compatible. There are other existing DDC control panels that are not shown on drawings.

3. Q: Please indicate where new DDC Panels are to be located for new DDC points?

a. A: These new DDC control panel locations are not shown. Contractor is to determine locations for new DDC control panels and power requirements for existing and new control panels. See specifications 23 09 00 and 26 09 00, 27 00 00 and 27 00 01 for power and connection details

4. Q: Please show locations for new space sensor locations not shown?

a. A: Contractor will determine location of new space sensors if not shown on drawings. Coordination with the historic preservation plan and other trades will be required.

5. Q: Can existing wiring to Convector and Space Sensor locations be reused?

a. A: Yes if wiring is compatible with the existing or new DDC control panels, new control valves and space sensors.

6. Q: How is contractor to access the wall locations for new Sensor and/or cabling locations for Space Sensors and Convectors that currently do not have existing wires? What is the process of determining an acceptable pathway/raceway route?

Who is responsible for opening & closing up the walls/paneling/etc that is required for new wiring/cabling?

a. A: Access, demolition and refinishing will need to be coordinated with other trades and meet the historic preservation requirements and be approved by the CO prior to demolition. If additional sensors are required beyond those shown on the mechanical drawings, the contractor shall provide these sensors, wiring and DDC controls.

7. Q: Please indicate which convectors share a common space sensor?

a. A: It is assumed that areas that have existing space sensors will control multiple control valves in that space.

5/19/2021 GAOA Timberline Lodge Boiler Amendment #6 Page - 2/2

8. Q: Is there an existing and available raceway for the new Control Security Network cabling between the Main Lodge & Day Lodge?

a. A: There are spare fiber optic cable pairs from the main lodge to the Day

Lodge to be used to separate the main Timberline Local area network from the new separate DDC control system Local area network. See 26 09 00, 27 00 00 and 27 00 01 for network wiring and security requirements.
