About this opportunity
Williamson County is soliciting proposals from qualified contractors to provide Construction Manager at Risk (CMAR) services for the Lake Creek Annex remodel, with proposals due October 22, 2026 at 10:00 a.m. CST. The County is using a one-step selection process under Texas Government Code Chapter 2269 Subchapter F.
The County purchased the property at 9500 N Lake Creek Parkway from the State of Texas and intends to remodel interior areas and improve the building envelope to meet current code. The work is structured in four phases that may run concurrently or sequentially depending on timing, approved design, and permit review. The CMAR's responsibilities include providing a guaranteed maximum price estimate for each phase, developing the project construction schedule, coordinating building trades on site, quality assurance, overall construction sequencing, and ensuring acceptance of all designed work by the County. A primary objective is to conduct a constructability review and identify value-added cost savings during the design phase before the County applies for building permits.
A mandatory pre-solicitation meeting followed by a mandatory site walk are required; these are evaluation and eligibility prerequisites. Respondents must submit a bid bond equal to 5% of the total bid price with their proposal submission. Detailed phase drawings are provided in attached exhibits.
