AE Response: Should be WP7. See door# 2C111on sheet A3.1 door schedule for new work.

Lighting Plan EL101 doesn t reflect the new Patient Room Type F light fixtures shown on the Power plan on EP101.  Confirm new Type F patient room light fixtures shown on the power plan EP101 and not on the lighting plan EL101 are also intended and required.

AE Response: EL101 shows light fixtures that are mounted to the ceiling; thus the reason Type F light fixtures are only shown on EP 101 is because they are wall mounted.

Please confirm the new alternate #1 type D vanity light fixtures (reference EL101) will be in the same location as the replaced fixture, reutilizing existing conduit and back box.

AE Response: See elevations F1, F3/ A5.3, and D1, D3/A5.4 for vanity light fixtures locations. Yes, reuse existing conduit and back box.

Hardware specification indicates to verify existing conditions for hardware compatibility with door and frame. Head nurse denied official site visit tour. We understand contractors are to bid the specified or equal products. Please identify manufacturers required for keying and cylinders (door hardware).Â

Questions Set 3

Reference remark #6 on Door Schedule on plan sheet A3.1. If VA does not accept the Alternate #4 new doors, will the existing doors at these locations require re-finishing in the base bid?

AE Response: Yes.

Due to the conditions of these doors: some are damaged, chipped, and replacing the existing designer kick plate with a new one will leave ghosting. It will be labor intensive to refinish the existing doors. It would be more cost-effective to replace the doors.

Please confirm door and frame protection DP1, DP2, WP7 & WP7.1 (reference A8.1 thru A8.4) associated with Alternate #4 door locations should be part of the Base Bid.

AE Response: Confirm

Material Legend note 1 on A8.4 indicates to match existing height on protective wall panels (WP3) and Door Frame Guards (WP7 and WP7.1). Please indicate what the existing heights are for WP3 and WP7.

Vinyl sheet wall protection will be the same height , GC to verify once they have access to the space

Questions Set 4

Demo legend symbol on architectural demo drawings including AD2.2 indicates Rework Door and Door Frame. Â

What work is required at the door frame?

AE Response: Refer to sheet A2.2 floor plan to identify the door number, which will be the same as the room number, and match the door referenced on the Door schedule A3.1 for the type of work.

AE Response: Refer to sheet D4 & D6/A5.2 keynotes #11, #25

We understand the VA will evacuate each phase and remove all beds, equipment, computers, files, etc.Â

If this is not a correct understanding, clarify otherwise by amendment.

AE Response: Correct.

VA to Confirm: Confirmed

What is the existing ceiling height in each room of the project (not shown on room finish schedule)?

AE Response: See Reflected Ceiling Plan s Demolition/ New Legends for ceiling heights.

Reflected Ceiling Plans indicate to paint existing ceiling access doors, but plans do not show locations or sizes.Â

If required, please provide photo and identify locations on plans.

AE Response: Doesn t appear to be any ceiling access doors. If upon discovery of ceiling access doors, then paint to match adjacent gypsum board ceiling.

New reflected ceiling plans depict a 2x2 ceiling tile in some rooms (for example on A9.1),

but all tile on room finish schedule on A8.4 are 2x4 ceiling tiles. If any 2x2 ceiling tiles are required, please indicate locations and Armstrong Tile number by amendment.

AE Response: 2x2 ceiling tile shown on A9.1, A9.2, and A9.3 are correct locations. Fine Fissured High NRC, Item No. 1754, 24x24x7/8 will be added to the room finish schedule on A8.4 as Addendum No.1.

Questions Set 5

Amendment #2, page 3 of 9 2nd bullet point, states:

Contractors will not be allowed entry into rooms during the site visit but shall remain in the hallways. Rooms may be viewed from the hallway. Â

Contractors will not be able to see all the existing conditions from the hallway. Can one typical patient room be made available for contractor entry & viewing at the site visit? Site visit was conducted on April 10, 2023. No patient room was made available for entry and viewing at the site visit.

VA Eng Response: Two patient rooms were made available during the site visit, in which the contractors had the opportunity to walk through and notate the conditions in those rooms.

Questions Set 6

Amendment #2 Q&A#8 indicated for the GC to get an abatement contractor to verify if any hazardous materials abatement is required. We understand that contractors need to include testing for asbestos containing materials in our bids and if any is found, asbestos abatement would be handled by modification to contract. If this is not a correct understanding, please clarify otherwise to all bidders by amendment.

AE Response: See Spec Section 02 82 11 Traditional Asbestos Abatement, 1.1 Summary of the work, A.

Questions Set 7

If any fire alarm work is required at existing or new doors or at alternates 1 thru 4, please add scope by amendment to all bidders.

AE Response: No fire alarm work required at the mentioned doors.

Questions Set 8

Confirm solicitation CLIN schedule will be revised by amendment per Section 01 00 00 paragraph 1.3 Statement of Bid Items (Base Bid and 4 alternates).

AE Response: Sheet GI0.2 will be updated to reflect Section 01 00 00, 1.3 Statement of Bid Items (Base Bid and 4 Alternates)

Phase 6 wing is shown with a temporary wall going down the length of the hall. Will all Phase 6 areas be provided to the contractor at one time or is this effectively another phase being added to the project (7 phases instead of 6 phases)? If another phase please add additional time to the project duration.Â

AE Response: The temporary wall is a recommendation only to give flexibility for a possible Phase 6a and Phase 6b. It s up to the VA if they want to provide all of Phase 6 to the contractor.

VA Response: Yes Phase 6 should be able to be done at all one time.

Project has long lead items including nurses stations, door & wall protection, flooring, doors and hardware, lockers, patient lockers & vanities, signage and more.Â

Phase 1 will require time for writing subcontracts, preparing submittals and shop drawings, VA approvals of submittals, fabrication of approved materials and time for construction including temporary partitions, demolition, nurses station, wall & door protection, painting, floor finishes, signage, ceiling tile and electrical and data communications.Â

Phases 2 thru 6 include both smaller and larger phase areas. The smaller phases still require setting up temporary partitions, demolition, doors and frames as scheduled, non-structural metal framing, gypsum board, finishes, flooring, new ceiling tile, signage, removal of temporary partitions, etc. In addition to these items, the larger phases also require EJ Covers, lockers, patient lockers & vanities, plumbing reinstallation and electrical work.

Request the project duration be revised from 270 days to 600 days.

Phase 1:Â 17 weeks.

Phase 2:Â 13 weeks

Phase 3:Â Â 11 weeks

Phase 4:Â Â Â 14 weeks

Phase 5:Â Â Â 14 weeks

Phase 6:Â Â Â 13 weeks

Total:Â Â Â Â Â Â Â 82 weeks or 574 days.

VA Response: We can look at adjusting this to 300 days but 600 days is not reasonable for this scope of work.

We understand that only new type 1 doors are to receive door vision lites and that existing type 1 doors do not receive new door vision lites. If this is not a correct understanding, please clarify otherwise by amendment.

AE Response: Correct

Removal of existing kickplates to refinish the wood doors may pull the wood veneer off with the kickplate. Confirm VA will provide a modification to contractor if any veneer delamination results in an unacceptable finish. If not, will the scope be revised to convert these to new doors pre-bid by amendment?

VA Response: New doors are currently a part of Add Alt #4. If that is not awarded and this delamination does take place at that time it will be treated as an unforeseen site condition and addressed at that time.

We understand where the smoke and fire rated partitions are located. Contractor cannot ascertain pre-bid if these walls will require patching. We understand GN 12 / A2.2 GC to field verify all existing to remain fire rated and smoke partitions. Patch, repair and provide firestopping as necessary to meet required fire rating  work will be by post-bid modification if any existing damage is found after contractor has access to these spaces. If not a correct understanding, please clarify by amendment to all.

AE Response: Correct

If any access doors are required, please indicate sizes and locations on drawings by amendment.

AE Response: No new access doors are required.

Questions Set 9

Can you provide the recent site visit contractors sign in sheet? The site visit contractor sign in sheet has vendor personal info that is not going to be shared by posting the attendance roster; however, a bid abstract may be posted after award.

Questions Set 10

Since we are a MillerKnoll contract furniture dealer who can supply all your GC on this bid with the reception furniture and premanufactured footwall units in the patient rooms, would it be possible to get a list of all the general contractor who are bidding on this project? We can send them the drawings & BOMs of all the contract furniture product on your bid to include in their submittal before the due date.

Questions are due to jennifer.stringer@va.gov NLT 4/16/2023 at 5:00 PM CST. This is not a new change but is being included here for clarity.
