About this opportunity
The Department of Veterans Affairs intends to sole-source a superseding lease to the current owner of the Delray Beach VA Community-Based Outpatient Clinic, with expressions of interest due by September 1, 2025, at 3:00 PM Eastern Time. The VA seeks approximately 12,232 contiguous net usable square feet of office and related space in Delray Beach, Florida, with occupancy required by March 16, 2026. The lease term is fifteen years with a five-year firm period. This is a sole-source procurement.
Place of performance is the Delray Beach CBOC, bounded by Lake Ida Road (north), Linton Boulevard (south), I-95 (east), and Jog Road (west). The VA will consider alternative space only if economically advantageous and will use expressions of interest to conduct a cost-benefit analysis comparing relocation costs—including physical move, tenant improvement replication, telecommunications infrastructure, and agency downtime—against remaining at the current location. The Government retains discretion to compete the lease requirement based on this analysis.
Respondents must submit expressions of interest by email to Javier Correa-Ochoa (javier.correaochoa@va.gov) and include building name and address, rentable square footage with rental rate per square foot, ANSI/BOMA office area square footage with rental rate, and clarification of whether quoted rates include tenant improvements allowance. No anticipated award value or budget ceiling is stated in the notice.
