DESCRIPTION

The Department of Veterans Affairs intends to Sole-Source a Superseding lease to the owner of the building currently occupied by the Leased Delray Beach VA CBOC in Delray Beach, Florida. The Government is seeking to lease approximately 12,232 contiguous net usable square feet (NUSF) of office and related space. The lease term requirement is for a term of Fifteen (15) Years, Five (5) Years Firm. The space must be available and ready for occupancy by March 16, 2026.

The Government is considering alternative space ONLY if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime.

Space within or fronting on the following boundaries will be considered:

North: Lake Ida Road.

South: Linton Boulevard.

East: I-95.

West: Jog Road.
