The procurement requires 17,400 contiguous ABOA square feet of medical office and related space with a minimum of 150 parking spaces available. The VA will consider both new and existing buildings, though existing buildings must have undergone modernization or adaptive reuse with modern conveniences. The geographic boundaries for acceptable locations are defined as North: SW 272 Street, South: SW 328 Street, East: SW 142 Avenue, and West: SW 197 Avenue. Questions regarding this procurement must be submitted via email to Lease Contracting Officer Javier Correa-Ochoa at javier.correaochoa@va.gov, with the response deadline set for September 12, 2025, at 3:00 PM Eastern Time.
This opportunity does not utilize any set-aside designations and will be open to all qualified contractors. No current incumbent or contractor information was provided in the solicitation notice. While specific award values or budget ranges were not disclosed, the VA is prepared to enter into a lease agreement for up to 10 years duration. The selected space must be ready for occupancy no later than August 15, 2026, providing approximately 11 months from the response deadline for preparation and build-out activities. The procurement falls under NAICS code 531120 (Lessors of Nonresidential Buildings) and PSC code X1DB (Lease/Rental of Laboratories and Clinics), indicating this is specifically focused on medical facility leasing arrangements. The substantial square footage requirement of 17,400 ABOA square feet combined with extensive parking needs suggests this will serve as a significant Community-Based Outpatient Clinic (CBOC) facility for veteran healthcare services in the Homestead area.
