About this opportunity

The General Services Administration (GSA) Public Buildings Service Region 5 is seeking to lease 7,500 to 10,000 square feet of contiguous, ground-level warehouse space located in Nashville, Tennessee. The solicitation requires warehouse space with specialized specifications including two motorized 12'-0" W x 14'-0" H roll-up doors with safety features, one pedestrian door with access control keypad, a minimum 16-foot vertical clearance with no ceiling required, and 12 reserved surface parking spaces. The space must be fully serviced and meet stringent government standards for fire safety, accessibility, seismic compliance, sustainability, and environmental controls, including continuous 24/7 HVAC operation maintaining temperatures between 55°F and 78°F with 40-60% relative humidity per ASHRAE Standard 62. The government will award the lease to the lowest-priced technically acceptable offer, with potential preference given to HUBZone small business concerns, and will evaluate proposals based on factors including commission credits, operating expenses, tenant improvement allowances ($9.33 per ABOA square foot), building-specific amortized capital costs ($12.00 per ABOA square foot for security improvements), and energy efficiency upgrades. Proposals are due by November 28, 2025, with the anticipated award date of approximately October 10, 2025.

No set-asides have been designated for this procurement beyond potential HUBZone small business consideration. The lease term is 120 months total, consisting of 84 months firm with 36 months non-firm, and the government retains termination rights with 90 days' notice. Based on the provided lease template, estimated annual costs range from approximately $226,000 to $276,000 during the firm term, comprising shell rent, operating costs, and tenant improvement amortization. The space must not be located in any 1-percent or 0.2-percent annual chance floodplain and must comply with Facility Security Level II requirements, including physical access control systems, video surveillance, intrusion detection, and comprehensive cybersecurity measures for building access control systems. The place of performance is Nashville, Tennessee, within a delineated area bounded by TN-45 to I-70 on the north, Central Pike to TN-171 to I-24 on the south, Highway 109 on the east, and I-24 to I-40 to Main Street to Gallatin Pike on the west.
