About this file
This document is a Special Requirements specification (2TN0993) detailing specific facility requirements for a government lease space, likely for a garage or specialized storage area. The key requirements include two motorized 12'-0" x 14'-0" roll-up doors with safety features and heavy-duty slide bolts, a pedestrian door with a 3-point latching device and access control keypad, and a minimum 16'-0" vertical clearance with no ceiling. The space must provide 120V and 240V power and meet government standards for fire safety, accessibility, seismic, and sustainability.
The HVAC specifications mandate continuous 24/7 operation with precise environmental controls during the cooling season, maintaining a dry-bulb temperature between 55°F and 78°F and relative humidity between 40% and 60%. The HVAC systems must also comply with the latest ASHRAE Standard 62 for ventilation, with outside air intakes located in inaccessible or secured areas to prevent contaminant insertion. Additionally, the offered space must not be located in a 1-percent or 0.2-percent annual chance floodplain, and a fully serviced lease is required.
