About this opportunity

The National Park Service (NPS) is seeking a commercial services contractor to maintain the Wawona Hotel Buildings and Premises located in Yosemite National Park, California. The solicitation (RFQ 140P8525Q0016) requires comprehensive maintenance services for six historic buildings totaling 104 guest rooms during a planned two to five-year rehabilitation closure. The contract involves preserving the site's physical infrastructure, managing building systems, providing 24/7 site supervision, conducting routine maintenance, and protecting the historic property from deterioration. The government will evaluate offers based on three primary factors: price, technical capability, and past performance. Potential offerors must submit quotes by 5:00 PM Pacific Time on June 2, 2025, with questions accepted until May 16, 2025, via email to lisa_henson@nps.gov.

The solicitation is designated as a 100% total small business set-aside with a small business size standard of $47 million in average annual receipts. The contract structure includes a one-year base period from July 1, 2025, to June 30, 2026, with three potential one-year option periods that could extend the total contract duration to four years. The performance location is 8308 Wawona Road in Wawona, California, covering approximately 15 acres with a site perimeter of 3,060 feet. While no incumbent contractor is explicitly mentioned, the contract will require maintaining complex historic structures dating from 1876 to 1917, including the Main Building, Hotel Annex, and several historic cottages. A mandatory site visit is scheduled for May 7, 2025, at 9:00 AM, and the contract will involve managing various building systems, grounds, and infrastructure during the NPS's comprehensive rehabilitation planning process.
