About this file
This is a Contractor Warranty Letter issued by the Clay County Board of County Commissioners in Florida for construction and maintenance projects. The warranty document establishes a two-year warranty period from the date of completion and acceptance of all improvements, during which the contractor warrants that all labor, materials, and work performed comply with contract documents and authorized modifications and are free from defects due to improper materials or workmanship. The contractor agrees to remedy any defects at its sole expense during the warranty period and to respond to all warranty calls from the County within twenty-four hours of notification. The warranty does not apply to work that has been abused or neglected by the owner, damage caused by Acts of God, or normal wear and tear, and it does not preclude or replace any additional warranties required by the Contract Documents.
This warranty requirement is consistent with the Generator Preventative Maintenance contract (IFB #25/26-015) issued by Clay County, which solicits bids for comprehensive maintenance and emergency repair services for 43 emergency and backup generators across County facilities. Bids are due February 19, 2026, at 4:00 p.m., with opening on February 20, 2026, and Board recommendation anticipated for March 24, 2026. The contract term is 24 months with two optional 12-month renewal periods at the County's discretion. Qualified bidders must possess Florida contractor licensure, demonstrate a minimum of 10 years' generator maintenance experience, hold manufacturer-authorized repair facility status, employ certified technicians, and maintain 24-hour emergency service capabilities with two-hour response time for emergencies and 48-hour completion requirements. Required insurance includes Commercial General Liability of $1,000,000/$2,000,000, Business Automobile Liability of $1,000,000, and Workers' Compensation at statutory limits. A five percent bid bond is required unless waived by the County Manager. The procurement documents do not specify budget ranges or estimated award values.
