Fort Lee Sol W91QF5-17-B-0001 – Post-Wide Roofing (Repair and Replacement)

Question Answer

1. Manufacturer Warranty periods: Page 59 and 73 of The Statement of Work states the manufacturer’s warranty shall be not less than five (5) years. Additionally, Page 90, 108, 120, 136, 143, and 158 states the manufacturer’s warranty shall not be less than ten (10) years.

These warranty periods are very low and not typical for the roof systems being installed (or the industry standards) – usually the Government requests and receives a 20 year No-Dollar Limit warranty for flat roofs from the roof manufacturer. Additional coverage beyond 20 years is possible for sloped roofs. Please review the requested warranty periods and confirm for each system.

The warranty on roofs shall be one year on install/ labor and different standard material warranty have different manufactory warranties.

Different manufactory give different warranties on different type of materials. All the Directorate of Public Works (DPW) is looking for is the manufactory standard warranty on the materials that are provided to that task order.

Most roofing manufactory warranty are not less than ten years on materials. I know the asphalt shingle roof will give a 25, 30 or 50 year shingle life. Again that is all DPW is looking for what is the manufactory warranty.

2. The Contractor’s warranty period of 10 years for asphalt shingle roof systems is not typical – Installer warranties are typically 1-2 years.

Please confirm duration of Contractor’s warranty.

The asphalt shingle roof will give a 25, 30 or 50 year shingle life. Again, that is all DPW is looking for what is the manufactory warranty.

This will be building by building case on Fort Lee.

This is a post wide roofing contract and each facility is construction out of different material so it will be hard to tell you what roofing materials at this time. It could be office, warehouse, gym, and training facility. Yes it could have drop ceiling or sheet rock ceiling. I will say on this contract a whole roofing decking is very rare then just decking repairs. Most case the decking is shot attached or screwed. Cannot pin point it down since there are different type of decking on Fort Lee but will be determinate at the Site visit.

The standard which we require is 20psi for ISO material. 25psi is not typically what we request.

The facer will depend on the type of roof being installed. Some with call for glass reinforced facers but usually what is replaced will mirror what was already there.

6. Sheet Metal

a. Conductor heads are asked to be priced by the SF.

i. What is the terrain around the building?

ii. What is the height, length and width of the building?

iii. What type of building is it?

iv. What is the access to that area of the building for delivery and demobilization of scaffold?

v. Are there trees or shrubs in the area?

vi. Can we attach to the building?

vii. Is the scaffold being erected over, or near any egress pathways and doors?

viii. Does the scaffold need to be secured with doors, walls and locks?
