B. Inspect and approve the deck condition, slopes and fastener backing if applicable, parapet walls, expansion joints, roof drains, stack vents, vent outlets, nailers and surfaces and elements. Verify that all welds are good, that deck is in plane and that it is free from damage and deflection.

07550-6

C. Verify that work penetrating the roof deck, or which may otherwise affect the roofing, has been properly completed.

D. If substrate preparation and other conditions are the responsibility of another installer, notify Architect of unsatisfactory preparation before proceeding.

3.2 PREPARATION

A. General: Clean surfaces thoroughly prior to installation.

1. Prepare surfaces using the methods recommended by the manufacturer for achieving the best result for the substrate under the project conditions.

2. Roof surface to receive roofing system shall be smooth, clean, free from loose gravel, dirt and debris, dry and structurally sound.

3. Wherever necessary, all surfaces to receive roofing materials shall be power broom and vacuumed to remove debris and loose matter prior to starting work.

4. Do not apply roofing during inclement weather. Do not apply roofing membrane to damp, frozen, dirty, or dusty surfaces.

3.3 INSTALLATION – GENERAL

A. Install modified bitumen membranes and flashings in accordance with manufacturer's instructions and with the recommendations provided by the National Roofing Contractors Association's Roofing & Waterproofing Manual, the Asphalt Roofing Manufacturers Association, and applicable codes.

B. Insurance/Code Compliance: Where required by code, install and test the roofing system to comply with governing regulation and specified insurance requirements.

C. General: Avoid installation of modified bitumen membranes at temperatures lower than 40- 45 degrees F. When work at such temperatures unavoidable use the following precautions:

1. Take extra care during cold weather installation and when ambient temperatures are affected by wind or humidity, to ensure adequate bonding is achieved between the surfaces to be joined. Use extra care at material seam welds and where adhesion of the applied product to the appropriately prepared substrate as the substrate can be affected by such temperature constraints as well.

2. Unrolling of cold materials, under low ambient conditions must be avoided to prevent the likelihood of unnecessary stress cracking. Rolls must be at least 40 degrees F at the time of application. If the membrane roll becomes stiff or difficult to install, it must be replaced with roll from a heated storage area.

D. Coordinate installation of roofing system components so that insulation and roofing plies are not exposed to precipitation or left exposed overnight. Provide cut-offs at end of each day’s work to cover exposed ply sheets and insulation with two (2) plies of #15 organic roofing felt set in full moppings of bitumen and with joints and edges sealed with roofing cement.

Remove cut-offs immediately before resuming work.

E. Asphalt Bitumin Heating: Heat and apply bitumen in accordance with the Equiviscous Temperature (EVT) Method as recommended by National Roofing Contractors Association (NRCA). Do not raise temperature above minimum normal fluid-holding temperature necessary to obtain EVT (plus 5 at point of application) more than one (1) hour prior to time of application. Determine flash point, finished blowing temperature, EVT, and fire-safe handling temperature of bitumen either from information by manufacturer or suitable test. Do not exceed recommended temperature limits during bitumen heating. Do not heat to a temperature higher than twenty five degrees (25) below flash point. Discard bitumen that has been held at temperature exceeding Finished Blowing Temperature (FBT) for more than three (3) hours. Keep kettle lid closed except when adding bitumen.

07550-7

F. Asphalt Bitumin Mopping Rate:

1. Interply Mopping: Apply bitumen at the rate of approximately twenty five (25) lb.(11.3kg) of bitumen per roof square.

2. Modified Membrane Mopping: Apply bitumen at the rate of approximately thirty (30) lb.(13.6kg) of bitumen per roof square.

G. Substrate Joint Penetrations: Prevent bitumen from penetrating substrate joints, entering building, or damaging roofing system components or adjacent building construction.

H. Apply roofing materials as specified by manufacturer’s instructions

1. Keep roofing materials dry before and during application.

2. Do not permit phased construction.

3. Complete application of roofing plies, modified sheet and flashing in a continuous operation.

4. Begin and apply only as much roofing in one day as can be completed that same day.

I. Commence installation of the roofing system at the lowest point of the roof (or roof area), working up the slope toward the highest point. Lap sheets shingle fashion so as to constantly shed water

3.4 ROOFING DEMOLITON / REPAIR OF WET AREAS

A. A moisture survey was performed. Wet areas to be torn out and built up to roof level with polyisocyanurate.

B. Tear off all flashings and dispose off site, and install new as per specification.

3.5 ROOF RECOVER PREPARATION

A. Verify that existing substrate is dry before proceeding with installation of cover board.

1. Existing gravel surfaced roof will be wet vacuumed. Any large asphalt accumulations must be spudded and removed to provide a smooth surface for application of recovery board.

2. Remove blisters, ridges, buckles and other substrate irregularities from existing roofing membrane that inhibit new recover boards from conforming to substrate.

B. After all gravel has been removed from the existing BUR and the surface has been properly cleaned apply a universal asphalt primer to the surface at a rate of ¼ - ½ gallon per square.

C. Properly adhere ½” Securock cover board with insulation adhesive.

D. East Roof Section Only: Install ¼” per foot tapered polyisocyanurate adhered with insulation adhesive with ½” start. Install ½” Securock cover board with Type IV asphalt.

Then install ½” per foot perlite or HD wood fiberboard insulation crickets between perimeter scuppers and between scuppers and walls with Type IV asphalt .

3.6 INSTALLATION HOT APPLIED ROOF SYSTEM

A. Base Sheet Installation:

1. Install base sheet in twenty five (25) lbs. per square of type IV hot asphalt shingled uniformly to achieve one or more plies over the entire prepared substrate. Shingle in direction of slope of roof to shed water on each area of roof. Do not step on base rolls until asphalt has cooled, fish mouths should be cut and patched.

2. Lap ply sheet ends 8 inches. Stagger end laps 12 inches minimum.

3. Once the roll is down, it must be in good contact with the cover board by lightly brooming to assure complete adhesion. It is important not to trap air under the membrane and to work out all air that may be trapped.

4. Extend plies 2 inches beyond top edges of cants at wall and roof projection and

07550-8 equipment bases.

5. Install base flashing ply to all perimeter and projection details after membrane application. Base flashings are to be constructed as one ply of modified base sheet and one ply of modified cap sheet.

B. Modified Cap Sheet Installation:

1. Solidly bond the 145 mil urethane modified membrane to the base sheet with specified material at the rate of twenty five (25) to thirty (30) lbs. (11-13kg) per 100 square feet.

2. Roll must push a puddle of hot material in front of it with material slightly visible at all side laps. Exercise care during application to eliminate air entrapment under the membrane.

3. Apply pressure to all seams to ensure that the laps are solidly bonded to substrate.

4. Install subsequent rolls of modified membrane as above with a minimum of 4 inch

(101 mm) side laps and 8 inch (203 mm) end laps. Stagger the end laps. Apply membrane in the same direction as the previous layers but stagger the laps so they do not coincide with the laps of the base layers.

5. Apply hot bitumin no more than 5 feet (1.5 m) ahead of each roll being embedded.

6. Extend membrane 2 inches (50 mm) beyond top edge of all cants in full moppings of the specified hot bitumin.

7. Loose roofing granules should be immediately broadcast into the asphalt bleed-out.

C. Flashing Membrane Installation:

1. Seal curb, wall and parapet flashings with an application of mastic and mesh on a daily basis. Do not permit conditions to exist that will allow moisture to enter behind, around or under the roof or flashing membrane.

2. Adhere to the underlying base flashing base ply with specified hot bitumin. Nail off at a minimum of 8 inches (203 mm) o.c. from the finished roof at all vertical surfaces.

3. Solidly adhere the entire flashing base ply to the substrate.

4. Seal all vertical laps of flashing ply with a three-course application of trowel-grade mastic and fiberglass mesh.

5. Coordinate counter flashing, cap flashings, expansion joints, and similar work with modified bitumen roofing work.

D. Application of Surfacing (Reflective Coating): ALTERNATE

1. Prior to installation of coating, obtain approval from manufacturer as to work completed. On average, at least 3-5 days are required prior to final surfacing.

2. Paint all exposed membrane with manufacturer’s non-fibrated aluminum paint installed at a rate of 0.75 gallon per square per coat. This shall be a two-coat application with the finished stroke in one direction. In colder weather wait 24 hours before applying the second coat.

E. Fibrous Cant Strips: Provide non-combustible 5” perlite or glass fiber cant strips at all wall/curb detail treatments where angle changes are greater than 45 degrees. Cant may be set in approved cold adhesives, hot asphalt or mechanically attached with approved plates and fasteners.

F. Wood Blocking and Nailers:

1. Replace deteriorated wood blocking as necessary and install additional wood blocking to perimeter as called out in details.

2. Wood nailers should match the height of any insulation, providing a smooth and even transition between flashing and insulation areas.

3. Nailer lengths should be spaced with a minimum 1/8 inch gap for expansion and contraction between each length or change of direction.

4. Nailers and flashings should be fastened in accordance with Factory Mutual "Loss

Prevention Data Sheet 1- 49, Perimeter Flashing" and be designed to be capable of resisting a minimum force of 200 lbs/lineal foot in any direction.
