About this file
This is a Questions and Answers document addressing contractor inquiries regarding a building systems upgrade project.
The document clarifies several key project requirements. Regarding roofing work, the roof is not under warranty, and rather than replacing the roof hatch, the contractor must replace the ladder with proper rung spacing distance from the top rung to the roof membrane; existing roof plans are attached but require field verification. For the Direct Digital Control (DDC) system, the new system cannot be web-based and must utilize the existing internetwork infrastructure with BACnet technology and Niagara 4 software, per UFC 3-410-02 standards. The existing thermostat manufacturer could not be identified as they were installed by Innovative Energy Systems using a proprietary key, though a photo was provided. Additional project documentation including a sign-in sheet and VAV photos are attached to the solicitation post. Regarding the rooftop unit (RTU), the new unit is confirmed to be provided without onboard heating, with space heating to continue being served by the existing boiler system and hot water coils.

1. We will need to re-flash the roof after removing and replacing the roof hatch. Is the roof under warranty and what type and thickness is it?
The roof is not under warranty. The roof hatch does not need replaced, see revised SOW for clarification. Rather, the intent is to replace the ladder itself with proper rung spacing distance from the top rung to roof membrane. Existing roof plans are attached but must be field verified for correctness.
2. Can the new DDC system be a web-based platform?
The new DDC system cannot be web-based. The existing internetwork should be re-used. System must be BACnet – the Niagara 4 software is currently used. Refer to UFC 3-410-02: Direct Digital Control for HVAC and Other Building Control Systems for more detailed requirements.
3. The existing temperature controls are by what manufacturer or supplier?
The existing thermostats manufacturer could not be identified. They were installed by Innovative Energy Systems who used a proprietary key to secure them to the wall plate. We’ve provided a photo of the thermostat.
4. Please provide sign-in sheet.
Attached to solicitation post.
5. Please provide photos of the VAV.
Photos provided.
6. Please confirm that the new rooftop unit (RTU) is to be provided without onboard heating, and that space heating will continue to be served by the existing boiler system and hot water coils.
Confirmed – no onboard heating is required with the RTU. The boiler system will continue to be the heating source for the building.
