Sitework:

Site work will comprise of on-site parking, pedestrian paving, landscape and retaining walls, sodding, and landscape planting.

Underground utility work will include all necessary power, sanitary, storm, gas, water, and telecommunications infrastructure. Coordination will be required with existing utilities to maintain operation through and around the site and will include power, sanitary, storm, gas, water, and data.

Special attention will need to be paid to layout, erosion control, and laydown operations due to the limitations of the site and existing utilities on site. Scope of work will include the rerouting of underground utilities.

Addendum No. 1 modifies the earthwork requirements for base bid. Changes include, but are not limited to, the following:

Existing site contains a grid of ¼”x3” copper electrodes abandoned in place, varying in depth. Some electrode locations contain a 1 ½” diameter steel pipe abandoned in place, and varying in depth.

Top 3’-0” of electrodes and pipes will be remove, and the resulting holes will be filled with grout.

General Contractor to remove grout, pipe, and electrodes to a depth required to install scheduled pavement, foundation system, undercut, finished grade etc. All copper materials removed are to be salvaged and delivered to the Government.

Eliminate lime stabilization for pavement areas as a subgrade improvement option.

Clarify requirements for scarifying and moisture conditioning in-situ soils at subgrade of engineered filled pad.

Potential clarification of allowable backfill materials and procedures for drilled pier foundation system (if required).

Site Utility Plan:

Structural Systems:

The Base Bid structural system includes slab on grade with engineered fill/soil stabilized building pad, load bearing masonry, composite floor slab, open web joists, conventual metal roof decking, and metal building systems with insulated metal wall and roof panel assemblies.

A pending Addendum No. 1 could replace engineered fill pad with drilled piers, grade beams, and structural floor slab. Additional geotechnical borings have been taken. Final determination of required foundation system is imminent.

Building Systems:

Major building systems include a combination of ground source geothermal heat pump system, direct expansion system with condenser and air handler, and radiant heating.

Architectural:

Exterior finish with combination of brick, cast stone, and metal panel facades.

Standing seam metal roof panels over rigid insulation over conventional metal roof decking on low roof areas.

Metal building system with insulated metal roof and wall panels at hangar spaces.

Electric resistance heating system has been turned off and removed.

Soil temperatures will drop during the bid and award process. However, soil temperatures are expected to remain elevated above normal for an extended time.

Soil temperatures at the time of commencing earthwork for this project are not known. The Contractor shall take all precautions necessary to protect equipment and personnel working with, in, and around the project site.

Addendum No. 1 will clarify extent of remediation electrodes abandoned in place and Contractor’s responsibility to remove abandoned electrodes.
