It is the CONTRACTOR'S responsibility to develop a work plan and schedule detailing, at a minimum, the procedures to be employed, the equipment and materials to be used, the interim life safety measure to be used during the work, and a schedule defining the duration of the work with milestone subtasks. The work to be outlined shall include, but not be limited to:
To ensure such executions, Contractor shall furnish the COR with a schedule of approximate phasing with dates on which the Contractor intends to accomplish work in each specific area of site, building or portion thereof. In addition, Contractor shall notify the COR two weeks in advance of the proposed date of starting work in each specific area of site, building or portion thereof. Arrange such phasing dates to ensure accomplishment of this work in successive phases mutually agreeable to Medical Center Director, COR and Contractor, as follows:
Phase 1000:
Attic and Roof
• This will be demolition and prework on the attic and roof and preparing for the HVAC work. Weekend or after-hours work cannot be supported by the facility throughout the job.
• Contractor to measure existing main SA, RA and EA air flows and corresponding static pressures diff at the fans prior to demolition.
The measured values will be used to balance the new AHU-3-2 (which will serve as the temporary AHU).
• Due to the amount of material to be demolished on the roof and wood substrate/structure to be replaced, it is expected that there will be a large amount of noise carried through the windows and ceilings for everyone in the building. There will also be some structural work prior to Phase 1001 starting that will provide supports for the future AHUs in the attic. Some loud noise can be expected with this.
• ACM and Lead Paint Removal Work will take place during this phase in the Attic and Basement and on the Exterior.
• Coordinate completion of roof, dormer, downspout, c.i. boot connections to existing rainwater collection system with mechanical work.
01 00 00 -7
Phase 1001:
Attic
• Install EF-3-1 above existing AHU including as much of the new EA ductwork as will fit. New EA ducts need to be ready to connect to the existing main EA ducts but not yet.
• Install AHU-3-2, corresponding OA and relief ducts.
• Provide temporary SA duct from AHU-3-2 to the existing 16" dia. SA duct riser at col grid D11 but do not connect yet.
• Provide temporary RA ductwork from AHU-3-2 to existing 24x12 ra riser but do not connect yet.
• Connect temporary CHW hose from the existing riser near col grid D11 to
AHU-3-2.
• Connect temporary HW hoses from AHU-3-2 routed outside down to the basement to the new HW heating system but do not connect yet.
Basement
• Demo steam piping to the east side. provide electric portable heating on the East side rooms.
• Complete work on foundation vents and foundation ventilation fans.
• Install new pipe risers but do not penetrate slab yet.
• Instead connect temporary CHW hoses from the new riser stub-outs to the existing CHW riser near col grid D11.
• Then disconnect that existing CHW riser from its existing connection to the CHW main.
• As for heating HW use the temporary HW hoses to bring Heating HW to the attic.
Phase 1002:
The electrical work of getting the power to the attic must be completed by phase 1002. This will also necessitate some floor penetrations on each floor with accompanying noise to get to the attic from the basement.
Attic
• Connect new EA ducts to the existing main EA ducts.
• Connect temporary SA duct from AHU-3-2 to the existing 16" dia SA duct riser at col grid D11.
• Connect temporary RA ductwork from AHU-3-2 to existing 24x12 RA riser.
• Connect temporary HW heating hoses to AHU-3-2. Then disconnect the existing AHU from duct & piping.
• Run the AHU-3-2 at a speed to satisfy the previously measured CFM, OA and SP’s. AHU-3-2 is now serving the building.
Phase 1003:
Attic
• Complete the Demo of attic except for the existing CHW risers near col grid D11.
3rd Floor
• Ceiling slab penetration is required near column D3 to pick up existing
EA duct riser serving 3rd, 2nd and 1st floor.
Phase 1004:
• Complete installation of AHU-3-1 and EF-3-1, ductwork & piping, including duct and piping risers, except don’t penetrate the slabs yet.
01 00 00 -8
• Connect temporary CHW hose from the existing riser to AHU-3-1. Connect temporary HW hoses from hose serving AHU 3-2 to the new HW piping that will serve AHU-3-1 and the HW piping riser down to the floors.
Phase 1005:
3rd Floor
• Move people and equipment out of the workspace.
• ACM and Lead Paint Removal Work, ceiling demolition and rework, wall demolition and rework, plumbing demolition and rework, and Fire Protection demolition and rework will take place during this phase on the 3rd Floor.
• Demolish and install per drawings. Install duct and pipe risers and penetrate the ceiling slab to the attic. Don’t penetrate the floor slab to the 2nd floor yet.
• Connect duct risers to the attic.
• Connect VAV HW piping to the new HW riser at the attic.
• Balance AHU-3-1 and EF-3-1 to serve only the floor areas already renovated.
• Balance AHU-3-2 to serve the areas renovated and the existing floors below. Remove temporary portable heaters on the East side rooms.
• Punchout space and move people and equipment back into the workspace.
2nd Floor
• Ceiling slab penetration is required near column D3 to pick up existing
EA duct riser serving 2nd and 1st floor.
Phase 1006:
2nd Floor
• Move people and equipment out of the workspace.
• ACM and Lead Paint Removal Work, ceiling demolition and rework, wall demolition and rework, and Fire Protection demolition and rework will take place during this phase on the 2nd Floor.
