Trane Unit at Building 2 is part of the contract and is listed in Technical Exhibit B located in the “Chillers” tab.
2.2.1.4 Air Cooled Chillers: “contractor shall provide the services of a factory trained and qualified technician”. If there is not a factory Represented company in the central Ohio area can this requirement be modified to utilize a reputable company in the area or would we be required to pay for hotel accommodations, travel, per diem, etc., To bring a Technician in from another City / state to meet the requirement ?
If no local factory representative is available locally then contractor must provide Government with documentation showing the closest factory rep location along with the proposed alternative company for Government review and approval.
2.3.1 Steam Boilers: Does this include all components of the steam system? IE traps condensate pumps, etc.. If so is there a list of these components?
Contract is for the steam boilers only
2.7.2.1 Generator Load Testing: Use facility loads first; This may cause a disruption in service in some areas and it may not produce the manufacturers required load for the size generator.
1) Does this type of testing need to be scheduled due to service disruption or is the preferred method to use a portable load bank where there would be a service disruption?
NO, we don’t want to use the building load to test the generators. Government would like to continue the process of having the generators load bank tested each year.
2) Is there a known list of generators that can be load tested under the building load and can this list be provided?
Buildings to be load bank test as opposed to building load test.
3.0 Level 2 Services: States “an agreed upon pricing” Does this require a low bid process? NOTE; The current contract requires 3 bids. Provide Government 3 bids and Government will pick best value.

8 positions are required to be full time with minimum 1960 hours.
12.1 Staffing Positions: The bid schedule lists Admin Assistant / Maintenance scheduler, Occupation Number 01300. Under 12.1 it states the position is Administrative Assistant which would be Occ. The Summary Pricing requests a breakout between the two following items (Section B); Maintenance of HVAC, Plumbing & EPSS Systems, Level 1 and Maintenance of HVAC, Plumbing & EPSS Systems, Specialized PM
Could you please confirm what Technical Exhibit totals fall under each of the above items?
Our understanding is that; The total from Technical Exhibit F is to fall under Maintenance of HVAC, Plumbing & EPSS Systems, Level 1 and The total from Technical Exhibit G is to fall under Maintenance of HVAC, Plumbing & EPSS Systems, Specialized PM
CLIN 1 is pricing for Level 1 services, both labor and direct costs, which the pricing for labor falls into Technical Exhibit F.
CLIN 2 is pricing for Specialized PMs which the subcontract pricing for the specialized PMs fall under Technical Exhibit G.
TECH EXHIBIT F Option 1, 2, 3 and 4 all include a line item for 500 hours of 8570 NETWORK
ADMIN/CYBER SECURITY SUPPORT.
However, TECH EXHIBIT F (base period) does not include 500 hours of 8570 NETWORK ADMIN/CYBER
SECURITY SUPPORT.
Is the intent to not include this 500 hours of support in the base period, or should we adjust our pricing template to include the for 500 hours of 8570 NETWORK ADMIN/CYBER SECURITY SUPPORT in the base period?
Base period SHOULD include 500 hours of 8570 NETWORK ADMIN/CYBER SECURITY SUPPORT
The line item for Maintenance of HVAC, Plumbing & EPSS Systems, Level 2 is listed as a Not To Exceed amount of $80,000 annually. Would there be a location within the pricing proposal wherein the offeror should include their Markup for these services?
Example – Subcontractor Trane performs a chiller repair for $13,500. Our firm would then submit an invoice for the services performed plus a Markup of 12% making the total for the Level 2 invoice $13,500 + 12% Markup of $1,620 = $15,120.
Contractor to include their mark-up on level 2 service quotes.
