Any structural work, including the installation of new steel reinforcing for the Eleventh Floor compact filing system, must be installed off-hours, and coordinated with the O'Neill Building Management, the agencies immediately below the work area, and the GSA PBS Regional Fire Protection Engineer.

The project will also require that the contractor coordinate partition system locations with the furniture vendor, and make final electrical connections by a licensed electrician after the partition systems are installed. The partition systems will be installed after completion of construction.

Minutes of Pre-Solicitation Conference

April 27, 2010

A list of today’s attendees will be provided with the minutes of this meeting which will be covered to the best of our ability. ALL questions must be submitted to GSA in writing to the Contracting Officer to receive an official reply.

The A-E firm BBIX, Alan Shaffi provided the following technical overview of the project:

The scope of work is divided into 4 distinct phases, each with a definitive start, a substantial completion date, and a finish/final acceptance milestone. No phase can begin until the next phase is started. Sequence of construction cannot be changed.

The drawings are highly coordinated. In compiling your bid, please make sure that your subcontractors have access to all drawings instead of a few that may apply to their trade only. This also goes for the specifications.

All work must be coordinated with GSA. Space in the loading dock is limited and all deliveries must be coordinated with the GSA's property manager.

Pay close attention to requirements for work performed off-hours specific to work being performed in occupied space on the 9th and 10th floors. In addition, please note the fire protection requirements as it relates to fire watches and impairment. The contract documents have specific requirements for fire protection that must be adhered to all times during all phases of the project.
