MINIMUM PREVENTATIVE MAINTENANCE FOR GENERATORS

The following preventative maintenance will be provided to all systems as a minimum:

Generators

1) Periodic facility inspection. Perform physical check on the units each work day. (Minimum of 5 times each week, and before/after significant storms)

2) Monthly load testing A. Operate generator under load. Check voltage and frequency.

B. Publish a monthly report reflecting all maintenance actions performed by contractor and/or the

OEM.

3) Quarterly maintenance A. Engine lubrication system: Visual check for leaks, change lube oil and filters every 12 months or 250 operating hours, whichever occurs first.

B. Engine Air Cleaners: clean or replace filter, as needed.

C. Ignition System: check magneto, set timing, as needed.

D. Governor: check and set speed (to OEM spec), sensitivity, and oil level.

E. Engine Cooling System: Check general condition; check antifreeze and add, if needed. Check belts and hoses.

F. Engine Electric System: hydrometer test battery; clean and lubricate battery posts and cables, load test batteries, check alternator belts, check battery charger for proper operation and output.

G. Engine Fuel System: visually check for leaks, check all visible connections and flexible hoses;

change fuel strainers, replace flexible hoses, as needed, check for water in fuel tank.

H. Engine Exhaust System: Visually check for leaks or corrosion, check drain condensation trap and muffler condition, and drain condensation trap as needed.

I. AC Generator: Visually inspect generator condition, check slip rings and commentator for wear, check lubrication of rear generator bearing.

J. Miscellaneous: Check all instruments for proper operations, check timers and relays for proper operation, check all connections for tightness, check safety circuits shutdowns and alarm systems.

K. Operation: Run engine unloaded. Transfer load to make adjustments, if needed.

L. Clean up: Wipe down unit, remove used fluids and materials from NAVOCEANO location and dispose of them in accordance with EPA, state regulations at contractor facility.

4) Annual maintenance A. All items mentioned in the quarterly maintenance plus;

B. Change all fluids using OEM authorized oil and filter.

C. Perform hydrometer check to insure cooling system protections of minimum 0 degrees. Adjust as required.

D. Check all electrical connections, inspect insulation for fraying and heat damage.

E. Publish annual report for all maintenance performed for year.

UPS

1) Periodic facility inspection. Perform physical check on the units each work day (Minimum 5 times a week and before/after significant storms)

2) Monthly load testing.

(Includes physical inspection of the unit and recording of all readings) A. Publish a monthly report reflecting all maintenance actions performed by the contractor and /or the

OEM.

3) Semi annual maintenance.

A. Record Utility Voltage on each leg.
