2.3

This project requires some demolition and modernization of the south building foyer. The existing entrance is outdated and does not reflect the professional and executive standard required for the facility. The purpose of this renovation is to modernize the space by introducing high-end finishes, improving energy efficiency with new lighting and controls. The project involves the selective removal of all designated existing finishes and fixtures, followed by a full architectural, mechanical, and electrical restoration. The final product will be a safe, durable, and fully operational entrance that provides an executive-level appearance and adheres strictly to all applicable Tinker AFB (TAFB) and Department of Defense (DoD) standards.

2.0 Scope

This Scope of Work (SOW) defines the requirements for the demolition, removal, and proper disposal of existing doors, ceilings, lighting, and associated MEP systems within the foyer. The scope further includes all labor, materials, tools, equipment, and supervision necessary to perform the complete architectural and MEP restoration of the affected area. The work is bounded by the walls of the foyer. The contractor is responsible for all work from the floor slab to the ceiling and within the walls. All new materials, finishes, and workmanship shall comply rigorously with the

TAFB documents provided.

If any Fire Protection System (FPS) equipment is removed and reinstalled, the reinstallation shall conform to the 2023 TAFB Fire Protection Standard. Reinstall and re-certify the system upon project completion, including a full functional test witnessed by a government representative. The contractor is not responsible for evaluating the existing fire protection system or performing broader system upgrades.

• 3.5.13 Sprinklers: This section is disregarded. No changes to the existing sprinkler system are required.

• 3.5.14 New Penetrations: Properly seal all new walls, floor, and ceiling penetrations with

UL-listed fire-stopping materials. The existing fire ratings of walls/roof/ceiling are unknown;

the contractor must provide appropriate fire-stopping assemblies based on field verification.

• 3.5.15 Existing Penetrations: All former interior floors, wall, or ceiling penetrations shall be sealed. If a penetration passes through a fire-rated assembly (floor or wall), the contractor

MUST install a UL-listed firestop system appropriate for the type of penetration and rated to match or exceed the rating of the assembly. The installed system must comply with the manufacturer's instructions and all applicable fire codes. Non-rated interior penetrations shall be sealed to maintain acoustic and air-barrier integrity. The quantity of existing penetrations requiring fire stop assemblies is unknown. The contractor should quantify this during the bidding phase or address it as a differing site condition constituting a change order.

• 3.5.16 Fire Alarm Pull Station: Lower one (1) fire alarm pull station. The contractor is responsible for coordinating with the Base Fire Marshal and shall conduct pre- and post testing of the fire alarm system to ensure full functionality.
