6. LANDSCAPE ARCHITECTURE
6.1 General:
Follow Fairchild Air Force Base Installation Facilities Standards and Base Design Guides in the design of landscaping and related site elements. Plant selections are to incorporate local natives and adapted plants. Specify larger shade trees where possible to provide shade and to mitigate heat island effects. Implement landscape planting and grading features to mitigate and decrease excess stormwater run-off from the site. Provide and install a landscape design similar to adjacent site developments.
Utilize a variety of hardscape and softscape materials that integrate the function and aesthetics of the building. Provide emphasis at the building’s primary entry.
6.2 Low Impact Development (LID) and Sustainability:
Integrate local principles of outdoor sustainable design, as described in the Fairchild Air Force Base Design Guides and Installation Facilities Standards, into site and landscape design layouts. Incorporate landscape and site grading elements to reduce temporary irrigation demand for establishment of new tree and groundcover plantings and seeded areas and incorporate water efficient irrigation products and methods. Comply with LID Guidelines to reduce impacts to the site and the surrounding environment. Coordinate the design of low maintenance stormwater features (e.g., shallow bioretention areas, drainage swales, curb-cuts within parking areas, etc.) with Civil stormwater design and site grading.
6.3 Design Criteria:
Landscape plans, detailing and specifications are to be produced by a licensed Landscape Architect with a minimum of five (5) years of experience on similar projects. Adhere to applicable Federal, State, and local codes, standards, and regulations in the design and construction of this project.
6.4 Site Circulation:
Provide new walkways for safe and efficient pedestrian circulation. Emphasize building access points of entry and circulation hierarchy. Specify all concrete walkways with an SRI value of 29 or better to reduce heat island effect. Restore pedestrian connections to the looped driveway to the southeast of the facility.
6.5 Planting Requirements:
Select drought resistant/tolerant, climate appropriate and approved plants with an emphasis on local natives and adaptive species. (Refer to the Acceptable Plant List in the Fairchild Air Force Base Design Guide Data Sheets. Obtain approval from Fairchild AFB Civil Engineering Squadron for use of trees and plants not on the Acceptable Plant List). Specify and locate deciduous and evergreen trees to create a pleasing environment by providing shade to parking areas and accent along pedestrian pathways. Provide emphasis to the
FA462025R0002
main entry of the facility from adjacent parking areas. Landscape design to give a human scale to the site and enhance the building’s design by both reflecting and contrasting with the architectural character. Acclimate plant materials to the local climatic conditions for a period of 45 days prior to installation.
6.6 Landscape Plants:
Provide restored open lawn areas and rock mulched beds to maintain clear sightlines and to reduce landscape maintenance. Government to approve landscape plans, including tree locations.
6.7 Rock Mulch:
Incorporate landscape rock mulched areas at the base of the building and within perimeter and interior parking areas as shown on the landscape plan in the Concept Drawings. Rock mulch topdressing to be 2-inch to 4-inch size fractured basalt rock installed to a minimum 4-inch depth over roll type polypropylene weed control fabric.
Limits of rock mulched areas adjacent to fine lawn or field grass seeded areas are to be delineated with a 6-inch x 6-inch concrete mow strip set level to adjacent grades.
6.8 Seeding and Topsoil:
Seed all disturbed and graded landscape areas, other than rock mulched areas. This includes, but is not limited to, restoration of areas after removal of temporary haul roads, construction staging and laydown areas, temporary equipment storage areas, utility trenches, etc. Scarify and till all compacted soil areas to a minimum 6-inch depth. Provide, install, and fine grade a minimum 4-inch depth of topsoil in all new and restored landscape areas prior to planting of new trees and groundcovers and placement of seed.
Seed all fine lawn areas with an equal mix of four (4) varieties of fescues. Seed all field grass areas with a native dryland field grass seed mix. Refer to Fairchild Air Force Base Design Guides for acceptable seed varieties, mix percentages, and rates of application for both fine lawn and field grass seeded areas.
Provide a soil test of imported topsoil that includes pH, potassium, phosphorus, calcium, and magnesium. Soil test to include recommendations for soil amendments (N-P-K).
Apply fertilizer and other soil amendments as recommended in the soil test to provide healthy seed establishment. Provide a neat and finished appearance for all areas within the limits of construction or requiring restoration.
