About this file
This document is a set of Additional Pre-Bid Questions and Answers related to Solicitation Number FA301024R0003 for the Renovate Blake Gym project. The key points are:
The demolition of the steel mechanical platforms above the gym floor is still required, despite an erroneous reference to remove that work in Addendum #1. The wood gym flooring is to remain, and the contractor must protect it from damage. Appendix #1, which called for acid washing the tile, grout, floor, and base at the Family Restroom, has been omitted in Addendum #2. The Family Restroom is included in the Men's and Women's Locker, Shower and Restroom portion of the project. Only the flooring within the Locker, Shower, Restroom, Storage and Janitor rooms is to be removed in the Base Bid; all other interior finishes are to be included in Option #1. The Base Magnitude of the proposed construction is between $1,000,000.00 and $5,000,000.00, and the acquisition is a Total Small Business set-aside.

FA301024R0003 Renovate Blake Gym Additional Pre-Bid Questions and Answers
1. Addendum #1 states to remove key note "K" from sheet D111 in reference to no work being performed on the gym floor. Key note "K" on sheet D111 refers to the demolition of the steel mechanical platforms above the gym floor. Was this the intention? If so, what will change for the HVAC plans and the structural upgrades needed for the new proposed roof mounted HVAC units? A: The reference to remove note “K” on sheet D111 was in error. The steel platforms are to be removed per the bid documents. The intent was to omit keynote “N” on sheet D101. The wood gym flooring is to remain.
However, the contractor is to protect the gym floor from damage. (Reference Addendum #2.)
2. Appendix #1 states to add the acid washing of the tile, grout, floor, and base at the Family Restroom to the base bid. The base bid also calls for this floor to be demolished. Appendix #2 then states to install ceramic tile, as part of Option #1. Please clarify the scope between base bid and option #1. A: Appendix #1 is being omitted in Addendum #2. The Family room is included in the Men and Women’s Locker, Shower and Restroom portion of the project.
3. Many rooms call for floor to be demolished completely in the base bid. The finish schedule calls for new flooring of many types to be installed throughout as part of the base bid. Appendix #2 then calls for flooring to be installed in multiple rooms as well. Is the demolition to be included in the base bid and no new flooring? Should the new flooring be picked up in the Option #1 only? If so, what will be the finish if Option #1 is not accepted? A: The only flooring that should be removed in the Bid Proposal is within the Men and Women’s Lockers, Showers, restrooms, and work within the Family RR, Storage and Janitor rooms. (Reference callout “1/A401” on the plans). All other work is related to the HVAC, electrical and fire suppression, including ceiling replacement and painting within areas of that work. All other interior work, including work on walls, finishes, etc. outside of the Locker Area shall be included in Option #1. Therefore, finishes called out on the Finish Schedule, not within “1/A401” are to be included in the Option #1 bid item.
