SOLICITATION # FA286020R0044

Site Visit Questions and Answers

(17 Sep 20)

Q1. Is it the government's intent to have the contractor remove the coating on the masonry wall on the third floor and laminate with gypsum board? Our concern is if traditional studs are used the hallway will be too narrow per ADA without removing the 4"masonry wall in corridor?

A1. The Government (Architect) has no objection to laminating the GWB to the existing masonry partition on the third floor.

Q2. Can we use 30 mil wear layer vinyl plank? Note: the 40 mil are not commercially available.

A2. Yes.

Q3. Drawings E121, 122 and E123 show (9) disconnects to feed RTU’s. What size amperage per unit?

A3. See 2004 renovation drawings (to be provided).

Q4. Will the building be unoccupied during construction?

A4. No - the building will be occupied as normal during construction.

Q5. Drawing E401 shows existing sub panels N1, N1A, N2, N2A, L3, and N3A to have new 2 ½ conduit and new feeders to each sub panel. Can that ex conduit and feeder be reused or the existing conduit?

A5. No.

Q6. Electrical drawings show existing fan coil units to be removed and replaced with new. Are the existing branch circuit feeds to be reused?

A6. Yes.

Q7. Drawing E120 shows two (2) new pumps feeds and controls. Who will provide associated VFD’s and control wiring- Contractor or Government?

A7. The Contractor will be responsible to provide VFDs and control wiring.

Q8. Is there any information or specs on the SWBD, MDP and MCC?

A8. No - The Contractor shall provide these specs.

Q9. Do you have a method that you prefer to do the repairs with (i.e. hot asphalt, torch applied, cold adhesive applied)? Note: Contractors believe Johns Manville will accept all of the above methods for warranted roof repairs and new roof systems.

Version_23 September 2020

A9. The Government has no preferred method.

Questions Q10 – Q12 are concerning the discrepancies noted in the drawings: Can you please clarify the discrepancies?

Q10. Drawing A-141 shows six (6) new steel support posts for mechanical equipment steel structure……on the Mechanical drawing M-114 there is no steel structure there…please clarify?

A10. The steel supports are for the five (5) new split-system condensing units (M-114). Thus, they will not appear as shown in A-141.

Q11. On drawing A-140, Roof Area B, it addresses removing existing RTU and modify curb as needed for new RTU….on drawing A-141 they have that location marked for “demo, patch decking, & patch roof”. Please clarify.

A11. This area is for the Elevator Machine Room condensing unit (split DX system). Thus, the words “modify curb as needed for new RTU” do not belong in this note.

Q12. Drawing M-114 shows five (5) new split-system units being installed; however drawing A- 141 doesn’t show any new split-systems being installed. Please clarify.

A12. Drawing M-114 is correct. Drawing A-141 should show these new split-systems.

Q13. The scope of the roof repair is not clear. The Contractor would need to survey the interior duct system, as it is, which may require removal of the entire existing interior duct and replacement with a new one. Are Contractors permitted to take additional pictures during another walk-thru?

A13. Yes.

Q14. Due to the age of the building and the numerous modifications over the years, how would additional unforeseen items be addressed during construction?

A14. Unforeseen items will be addressed via contract modification.
