About this file

This is a specification document for HVAC renovation work at Southwest Texas Junior College's LaForge Hall gymnasium in Uvalde, Texas. The project involves the complete removal of existing exhaust fans and unit heaters from the gymnasium and locker room areas, with installation of new packaged rooftop units for the gymnasium and split systems for locker rooms. The scope includes furnishing and installing a complete direct digital control (DDC) system with BACnet protocol for the installed HVAC equipment, structural roof support modifications to accommodate new rooftop equipment weight, and new electrical service dedicated to the HVAC equipment sized for future building-wide conversion. The specification covers comprehensive Division 23 HVAC work including ductwork, insulation, piping, fans, air distribution devices, refrigerant systems, controls, and commissioning, along with supporting Division 26 electrical work including raceways, conductors, grounding, panelboards, and surge protection. Division 28 fire alarm system revisions are also included to accommodate the renovation work and ensure compliance with applicable codes.

The specification document establishes detailed technical requirements for materials, equipment, installation procedures, and quality control across all mechanical, electrical, and fire safety systems. A contingency allowance of $250,000 is included for designated products with adjustments to contract sum through change orders based on final selections. The contractor must obtain all required permits and inspections, coordinate with separate contractors under owner direction, maintain site security and continued facility operations, and provide comprehensive operation and maintenance data, warranties, and training upon completion. Testing and balancing of HVAC systems must be performed by an independent certified agency, with final acceptance contingent on successful system operation, proper control calibration, record documentation, and owner training by factory-authorized representatives. The contractor bears responsibility for all costs associated with construction, temporary utilities, site protection, hazardous material discovery notification, and system commissioning prior to owner occupancy.
