About this file

This is a technical specifications document from Texas Health and Human Services Commission for renovations at San Antonio State Hospital's Alamo Hall and Seidel Hall buildings. The project involves renovation of approximately 22,280 square feet of Alamo Hall (Building 521) for a Geriatric Maximum Security Unit with forensic psychiatric care facilities, including new patient elevator, HVAC modifications, electrical systems, and security upgrades. The work also includes renovation of 4,500 square feet of Seidel Hall (Building 598) with similar upgrades plus a new Sallyport addition. The project will be constructed under a Competitive Bid Contract and includes detailed requirements for construction coordination, submittals, quality control, and project management.

The project includes nine specific allowances totaling approximately $1,191,000 for various components including furniture, signage, landscaping, and equipment installation. Four alternate bid items are specified covering additional work at Seidel Building corridors, roof replacement, light fixtures at Alamo Hall, and water closet replacements. The specifications require detailed construction schedules, regular progress meetings, and comprehensive submittal procedures for all materials and equipment. The contractor must coordinate closely with facility operations as the buildings will remain partially occupied during construction.
