Q&A - RFP730-24084 Air Cooled Chiller Replacement REBID
1. What is the maximum length the replacement chiller can overhang the roof supports/pad?
Answer: Chiller Skid must fit within the existing Pad similar to the existing installed chillers.
2. What needs to be included in the 5 year maintenance agreement?
Answer: This will be a full maintenance (FM) no cost to the owner (Parts/Material). Bid will identify this as a separate line item (add alternate). Payment will be by an annualized schedule of value paying one year in advance.
3. What warranties need to be included and for what duration, i.e., parts, labor, compressor, refrigerant?
Answer: Full Maintenance Agreement, no cost/risk to owner for all OEM recommended PM and any required corrective maintenance and refrigerant. PM shall include 3 quarterly PM and an annual to include HX cleaning.
4. What is the maximum electrical service for the existing chiller?
Answer: Utilize the existing Chiller Breaker as the maximum available.
5. Will the isolation valves need to be replaced? And for further clarification, does the University want new thermometers, pressure gauges, Pete’s T&P plugs, flex connectors, y-strainers and thermowells or are we to reuse all existing specialties that are currently onsite?
Answer: Use existing piping, gauges, and attachments. If you have a best value improvement recommendation, include as an add alternate.
6. Upon review of the existing chiller on the existing roof supports there are no equipment vibration spring isolators or even neoprene vibration isolation pads. Will there be a requirement from TxDOT to install some type of vibration isolation pads when replacing the chiller or is the new chiller to sit directly onto the existing roof supports like the previous one?
Answer: Direct replacement, no additional vibration reduction required.
7. During the site visit it was noted that the chiller next to the one for REBID has currently been replaced and the piping material utilized was PVC Schedule 80. Is there a piping specification that we could receive, or could the University indicate what materials would be acceptable for piping the new chiller back into the existing piping system?
Answer: Like kind replacement, match existing piping materials and flanges (No PVC).
8. Please clarify if all work can be conducted during normal working hours or will there be a requirement to work nights, weekends and/or holidays?
Answer: Normal working hours.
9. Will Mechanical Permits be required from the awarded vendor? Or is the University exempt from City Permitting?
Answer: Exempt from city permitting. UH Electrical shop and HVAC shop will inspect installation.
10. May we please receive a list of all REQUIRED documents that need to be submitted with the bid package?
Answer:
a. GENERAL INFORMATION QUESTIONNAIRE (section 8) – answer all the questions.
b. Exhibits marked as required on the last page of the RFP. Exhibits C and D are for firms to review; only the awarded firm will need to sign/discuss during contracting.
