About this file

This Addendum No. 1, issued March 16, 2026, by SFCS Inc. (Architecture/Engineering) on behalf of the Virginia Community College System for Central Virginia Community College (CVCC), modifies the original bidding documents dated February 13, 2026, for the Replace Roof Bedford Hall project (PC: CVCC 260-B0260-042/MR20023). The primary modification expands the scope of work to include replacement of the existing roof hatch, with corresponding updates to Specification Section 077200 (Roof Accessories) and three drawing sheets (AD1.1 Roof Plan-Demolition, A1.1 Roof Plan, and A6.1 Sections and Details, which now includes Detail 13/A6.1 for the new roof hatch). A pre-bid conference was held on March 12, 2026, at 11:30 A.M. at Bedford Hall Library, Classroom #3111, with attendance from Central Virginia Community College representatives (Mr. John Rocha), VCCS Capital Outlay Program Manager (Mr. Paul Shope), and SFCS Project Architect (Mr. Jeff Krajnik). Sealed bids are due April 1, 2026, at 3:00 P.M., with public bid opening scheduled for April 2, 2026, at 3:00 P.M. at the Virginia Community College System offices, 300 Arboretum Place, Suite 200, Richmond, Virginia 23236. Requests for additional information via the Prebid Question Form must be submitted to the A/E by 12:00 P.M. on March 18, 2026. The project requires bidders to acknowledge receipt of this addendum on the bid form, with failure to do so potentially resulting in bid disqualification.

The revised Specification Section 077200 details specific requirements for roof accessories including prefabricated roof curbs (zinc-coated galvanized steel, minimum 12 inches above roofing surface, factory-insulated with glass-fiber board), a 30" x 36" roof access hatch (11-gauge aluminum, thermally broken, 3-inch polyisocyanurate insulation with R=20.3, basis-of-design by BILCO Company Type S-50TB or equal products from Babcock-Davis, Milcor Inc., or Nystrom), a safety railing system (42 inches above finished roof deck, galvanized-steel pipe or tube construction, compliance with 29 CFR 1910.23), and a ladder-assist post (42 inches above finished roof deck, steel tube construction, manufacturer's standard finish). The addendum addresses site-specific conditions discussed during the pre-bid conference, including roof ballast to be turned over to CVCC for future use, replacement of all rooftop equipment curbs to accommodate new insulation thickness, provision for material storage and equipment staging in the employee parking lot at the west corner of the building with potential crane positioning, and maintenance of open traffic on the connecting road between Merritt Hall and the staff parking lot. Installation requirements emphasize adherence to manufacturer's written instructions, protection of metals against galvanic action through proper separation and finishing, and compliance with all performance and weather-tightness standards specified in Section 077200.
