About this file

This document is an Exhibit F Services schedule from the University System of New Hampshire (USNH) ConsensusDocs 240 Standard Agreement between Owner and Design Professional, establishing the scope of services for architectural and engineering work on the UNH Combined Heat & Power Plant Equipment Replacement project. The schedule delineates Basic Services, which are included in the design professional's base fee, and Additional Services, which are quoted separately as lump sum fees and paid according to contract terms. Basic Services include preliminary cost estimate preparation, schematic design documents, design development documents, construction documents, construction administration with bidding or negotiation assistance, final completion and warranty period support, preparation of studies and reports for approval agencies, measured drawings preparation, equipment inventories, existing facilities surveys review, building information modeling, cost estimating, commissioning support, electronic record drawings (as-builts), permitting consulting, and services supporting procurement and material coordination. Additional Services available at supplemental cost include boundary survey, topographic/location survey, geotechnical services, historical and cultural assessments, alternative site analysis, environmental assessments, program development, aerial photographs, artistic renderings and models, interior design services, green building facilitation, expert witness services, landscape architecture, A/V consulting, lighting consulting, security consulting, telecommunications/data consulting, and specialized engineering disciplines including acoustical, civil, electrical, fire protection, mechanical, and structural engineering.

The document provides fee line items for each service category, with specific dollar amounts to be negotiated and inserted by the contracting parties. All services, whether classified as Basic or Additional, must include reimbursable expenses that conform to the standards identified in Exhibit D of the USNH/ConsensusDocs 240 agreement. The pricing structure allows flexibility in project scope by permitting the Owner to select only those Additional Services deemed necessary for successful project completion. This exhibit serves as the foundational scope document for establishing the design professional's contractual obligations and compensation structure for the UNH CHP plant replacement project.
