About this file
This is a Project Specifications attachment for the Chestnut Ridge Building Roof Renovations project, a West Virginia University procurement solicitation (RFB202690000722) for roofing work at the Chestnut Ridge Building located at 886 Chestnut Ridge Road, Morgantown, WV. The project requires contractors to provide all materials, installation, labor, and equipment for roof replacements and repairs across multiple roof sections of the existing building. The base bid encompasses work on Roof Sections #2 and #5, with six optional alternates available for additional roof areas (#1, #3, and #4) and specific work elements including sheet metal coping replacement, EPDM membrane installation, satellite dish removal, and skylight cover replacement. The specifications require contractors to complete a pre-qualification checklist and coordinate with WVU Facilities regarding parking, crane access, and staging areas. Work is restricted to typical on-site hours of 7:00 a.m. to 5:00 p.m., with utility shutdowns requiring coordination and advance notice. The building remains occupied by WVU Police during construction, necessitating coordination with building operations and adjacent spaces.
The specification document establishes comprehensive administrative and execution requirements including a 20-year manufacturer's warranty on roofing materials with 30-year detailing coverage and a minimum two-year contractor workmanship warranty with no exclusions or limitations. Contractors must submit a Schedule of Values within 14 days of Notice to Proceed, coordinate pre-installation meetings two weeks prior to work commencement, and maintain bi-monthly progress meetings. The project mandates daily construction reports, weekly schedule updates, and compliance with WVU's tobacco-free campus policy and security guidelines for athletic facilities, including restrictions on recording devices and social media posting. Contractors bear responsibility for all temporary facilities, waste removal with a goal of recycling 25% or more of construction materials, daily cleaning of work areas, and protection of existing surfaces, with costs for repairs resulting from contractor-caused damage. The document requires careful coordination with WVU's concurrent contracts and operations, adherence to building access controls, and comprehensive closeout documentation before final payment.

E. Event: The starting or ending point of an activity.
F. Float: Time available for a given activity in excess of its estimated duration. It represents the amount of leeway available in scheduling an activity.
