About this file
This is a comprehensive 100% construction document set for the Tuscaloosa VA Medical Center Laundry Renovation and Addition project (Project 679-24-102), prepared by Ballard CLC, Inc. and associated engineering consultants, dated February 26, 2026. The specification covers renovation of the existing historic Building 18 laundry facility and construction of new generator and fuel tank enclosure buildings, with all exterior work requiring strict adherence to State Historic Preservation Office (SHPO) requirements and new structures designed to meet Physical Security and Resilience Design Methodology (PSRDM) standards with 25-foot blast protection standoff distances.
The document provides detailed specifications across 34 divisions covering general requirements, safety, quality control, demolition, concrete, masonry, structural steel, roof and deck insulation, roofing, thermal insulation, painting, and building systems (HVAC, plumbing, electrical, fire protection, communications, and security). Key contractual requirements include a pre-construction conference, submission of a Contractor Quality Control Plan within 15 days of Notice to Proceed, comprehensive commissioning of building systems, 50% minimum construction waste diversion, compliance with sustainable construction requirements including low-pollutant-emitting materials and recycled content specifications, and provision of a temporary field office meeting specific technical standards. The project mandates extensive coordination with VA personnel, security protocols including badging and escort requirements, phased construction to maintain 24/7 medical center operations, and detailed documentation through as-built drawings, warranty management, and post-occupancy commissioning with performance verification testing and staff training requirements.
