STATEMENT OF WORK
FOR THE REPAIR OF
RENOVATE ROOF, B72
AT
ALTUS AIR FORCE BASE, OKLAHOMA

1. BACKGROUND:
Built in 1956, this building has served many functions over the years. The built up roof was last replaced approximately 30 years ago and has little to no slope in many areas. This causes ponding, and internal leaking. The roof also has internal downspouts which will be abandoned. A hailstorm also damaged the EFIS in multiple areas. Per asbestos report (request report from CO if not attached), this roof may contain asbestos.
2. SCOPE:
As shown on drawings, provide a complete new watertight built-up roof system (BUR) with a no dollar limit (NDL) twenty (20) year warranty to include new cap trims, scuppers, gravel stops surrounding the roof drains, and providing sufficient vertical clearance and fasteners on flashing along curbs, edging and perimeter in accordance with UFC 3-110-03 Roofing. Replace all standing seam metal roof on building following base standards.
Design and submit drawings for new exterior gutter system. Provide new gravity ventilators and boiler flues. Properly dispose of asbestos roofing material properly per Altus AFB local regulations. Design and submit drawings for EFIS repair.
3. DESCRIPTION OF WORK:
a. Design roof per UFC 3-301-01, Structural Engineering, and Sheet Metal and Air
Conditioning Contractors National Association’s (SMACNA) Architectural Sheet Metal Manual (current edition).Perform required site visit(s) to verify work required according to the documents provided and obtain field information for basis of proposal and workplan. And UFC 3-110-03 Roofing.
i. Install new elastomeric mopping bitumen with a poly-felt-polyester BUR reinforcement with a protected membrane roof surface option.
ii. The new roof system shall withstand ultimate wind speed of 115 mph per UFC 3-301-01, Appendix E, Table E-1 Wind Loading Data Table
iii. The wall scuppers and interior drains shall provide minimum drainage requirement per UFC 3-110-03, Roofing, Section 3-3.5 and SMACNA rainfall intensity of 7.6 inches per hour. Removal and replacement of existing roof system
iv. Roof slope at a minimum shall be 1/8 inch is to 12”.
v. Provide 8” minimum vertical clearance along perimeters and curbs, and adequate fasteners for flashing. Torch apply flashing membrane. Apply roof cement on curbs.Work at elevations may be in excess of 15 feet
b. Remove roof system down to existing metal deck or substrate. Inform Contracting Officer (CO) or representative for any damage or deficiency on the metal deck or substrate.
c. Ensure that building remains weather-tight at all times before, during and after work, and anticipated bad weather.
d. Remove and install new single source three-ply styrene butadiene styrene (SBS) modified bitumen (MB) roof to include insulation, flashing and accessories according to UFC 3-110-03 change 2 Roofing, and UFGS 072200 and 075200
e. Remove and install new 22 Ga. manufactured finished gravel stops, metal flashing, and scupper per UFGS 024100 and 076000.
f. For roof penetrations refer also to UFGS 024100 and 233423.00 40:
i. Remove and install new boiler flues as needed to include new flashing and pitch pockets.
ii. Remove and re-install existing mechanical intake and exhaust to include new curb, flashing and cricket.
iii. Remove and re-install space heater flue to include new flashing and pitch pocket.
iv. Remove and install new flashing around all existing vent pipes
g. Remove and install new interior roof drainage system as needed in accordance with
UFGS 220000.
h. Exterior Insulation Finish System (EFIS) repair:
i. Identify best solution for repairing damaged sections of EFIS
ii. Repair EFIS damaged walls to match existing
4. PROJECT REQUIREMENTS:
a. Ensure that building remains weather-tight at all times before, during and after work, and anticipated bad weather.The Contractor shall coordinate the equipment/material lay down area prior to start of construction of the project.
b. Maintain a clean and dry surface prior to start of work.The facility may be occupied 24/7.
5. GENERAL REQUIREMENTS:
a. All work performed on this project shall meet all local, state, federal, Air Force and
DOD codes as well as adhere to all temporary environmental controls outlined in Specification Section 01 57 19.00 20.
b. The Government depends on the existing as-built drawings provided by previous Contractors for the accuracy. The Contractor is advised to field-verify all required information before providing a proposal.
c. The Contractor shall be required to accomplish various other small items of incidental work which may become necessary to complete the project in a satisfactory and workmanlike manner meeting the approval of the contracting officer or their designated representative. The Contractor shall include all such items of work as part of their detailed estimate for the work to be performed.
d. The Contractor shall provide all labor, materials, travel, equipment and supervision necessary to perform all work required for this project.
e. Damage to the building, utilities or any other element during the execution of this project shall be repaired and restored to its original condition by the Contractor provided workers, skilled in trades involved, at no additional cost to Government.
