About this file

This document is a detailed technical specification for Hot Well Dunes Recreation Area Improvements, issued by the Bureau of Land Management. The project involves comprehensive upgrades to a recreation area located 32 miles southeast of Safford, Arizona, with multiple key components including road improvements, campsite renovations, and infrastructure enhancements. Specific work includes grading and stabilizing a 1.65-mile road, regrading the entry parking lot, constructing a new site host campsite, renovating 14 existing campsites, replacing two hot tubs, installing a new vault restroom building, adding information kiosks, and replacing existing fencing.

The technical specifications provide exhaustive details on the project's scope, covering multiple divisions such as general requirements, concrete work, metals, finishes, plumbing, electrical systems, earthwork, and utility installations. Notable elements include constructing a site host campsite with a concrete RV pad, solar shade structure, water tank, propane backup generator, septic system, and secure storage shed. One campsite will be designed to comply with ABA (Architectural Barriers Act) accessibility requirements. The project also involves demolition and replacement of existing infrastructure, with careful attention to environmental considerations, site access, and compliance with Bureau of Land Management standards and local regulations.

ADDITIVES

SECTION 012300 - ADDITIVES

PART 1 - GENERAL

1.1 SUMMARY

A. Section includes administrative and procedural requirements for 4 (four) Additives.

1.2 DEFINITIONS

Retain terms that remain after this Section has been edited for a project.

Definition in "Additive" Paragraph below expands the term's definition in AIA Document A701 and assumes the normal bidding situation applies, with contractors stating Additive amounts requested on the Bid Form.

It also assumes that the Government will decide to accept or reject Additives before signing the Government/Contractor Agreement and that bidding requirements stipulate terms under which the Government will accept or reject Additives.

A. Additive: An amount proposed by bidders and stated on the Bid Schedule for certain work defined in the bidding requirements that may be added to the base bid amount if the Government decides to accept a corresponding change either in the amount of construction to be completed or in the products, materials, equipment, systems, or installation methods described in the Contract Documents.

1. Additives described in this Section are part of the Work only if enumerated in the Agreement.

2. The cost for each Additive is the net addition to the Contract Sum to incorporate Additives into the Work. No other adjustments are made to the Contract Sum.

1.3 PROCEDURES

Ensure that the Bid Form clearly states that costs listed for each Additive include costs of related coordination, revision, or adjustment. If not clearly stated, revise "Coordination" Paragraph below by stating this requirement.

A. Coordination: Revise or adjust affected adjacent work as necessary to completely integrate work of the Additive into Project.

1. Include as part of each Additive, miscellaneous devices, accessory objects, and similar items incidental to or required for a complete installation whether or not indicated as part of Additive.

B. Execute accepted Additives under the same conditions as other work of the Contract.

C. Schedule: A schedule of Additives is included at the end of this Section. Specification Sections referenced in schedule contain requirements for materials necessary to achieve the work described under each Additive.
