2. SCOPE OF WORK
The work described herein includes the furnishing of all materials, equipment and labor to perform the work. All work shall conform to industry standards. Any deviation from the Manufacturer installation requirements must be approved prior to performing the work on site. All stated quantities and dimensions are approximate: Contractor shall field-verify prior to ordering products or beginning work on site.
2.1 DIMENSIONS AND REQUIREMENTS
2.1.1. Provide a line-item cost estimate to clean a 485 SF room below and above the ceiling grid, and as described below:
2.1.2. BASE BID – Mold Remediation:
Initial Services:
· Equipment setup/takedown - Negative Pressure Containment and monitoring in “Break RM.” in B330.
· Equipment setup/takedown - Monitoring for (1) additional adjacent 580 SF office space in B330: “LRS CC RM.”
Decontamination, Containment and Cleaning in “Break RM”:
· In the 485 SF “Break RM,” establish Containment Barriers and Negative Pressure Decontamination Chamber: Seal off area scheduled to be decontaminated; Seal all penetrations to obtain negative pressure environment; Tape all edges of the barrier; Use zipper seal for access; Use 6 mil. polyethylene sheeting; Ensure that containment abuts roof deck to ensure that room is sealed off from adjacent spaces.
· Check amount of negative air with a calibrated monometer to confirm that levels are 0.02 in.w.g.
· Provide at least (6) six air exchanges per hour.
· Employ negative air machines equipped with High-Efficiency Particulate Air (HEPA) Filters within the containment area, and exhaust venting to outside of containment area.
· Place a disposable (1) stage decontamination unit at the entrance of the containment. Attach to barrier with tape to provide air locks to prevent air exchange between the areas.
· Place an air scrubber at each end of the hall adjacent to the “Break RM” during remediation and a minimum of (7) calendar days.
· Change filters on machines frequently to maximize efficiency of the machines.
· Place dehumidifiers in the containment as needed to maintain relative humidity levels below 50% (preferably closer to 40%).
· Remove ALL wall-mounted shelves, art, chair rail, wood paneling, wainscot, decorative wood wall board and drywall complete and to the studs. Prep debris for proper disposal.
· Remove ALL cabinetry for disposal.
· Remove ALL ceiling tiles for disposal. (NOTE: Existing Clg Grid to remain in service.)
· Remove ALL loose equipment, supplies, tables, chairs, refrigerators, (etc.) for disposal and with the exception of only (3) three desks and (1) one vending machine.
· After disposal is complete, decontaminate (Clean and sanitize surfaces) of (3) three remaining desks and (1) one remaining vending machine.
· After disposal is complete, decontaminate (Clean and sanitize surfaces) all remaining surfaces including drop ceiling grid, exposed wall studs, floors, doors, door frames/hardware, windows, window frames/hardware, light fixtures, HVAC supply/return covers, HVAC ductwork.
· For exposed metal, plastic, vinyl, rubber, & glass items - submerge in soapy water to clean, thoroughly rinse and dry; For items that cannot be submerged in water, wet wipe with a detergent or EPA registered biocide; For Wood items which remain in service: HEPA vacuum and then lightly wet wipe hard surfaces with a mild detergent.
· Dust/debris from demolition activity shall be cleaned off surfaces using a HEPA vacuum.
· All structural components in the containment, where building components are removed, and where there is visible surface mold should be cleaned by HEPA vacuuming and wet wiping with a detergent or EPA registered biocide intended for this use.
· Clean the HVAC system servicing the “Break RM” to include air handler, coils, blower unit, as well as the duct work using the National Air Duct Cleaners Association (NADCA) standards (ACR_2021).
· At completion, lightly mist/fog the containment with an EPA registered green biocide agent intended for this use, using a fogger or other comparable method. NOTE: Air filtration equipment should be turned off during this process (approximately one hour). All horizontal surfaces should then be HEPA vacuumed again to remove settled dust/mold spores. The HVAC equipment should be turned back on following these procedures and after achieving recommended contact times of chemical agents on surfaces.
Room Adjacent to Containment “LRS CC RM”:
· Place an air scrubber in “LRS CC RM” (580 SF) prior to starting decontamination work in the adjacent “Break RM.”
· Leave air scrubber in service for an additional (24) hours after completion of decontamination in adjacent “Break RM.”
Applicable Standards and Documents:
· Industry standards for mold remediation and disposal, including but not limited to:
Virginia Department of Health (VDH) Guidance; Virginia Consumer Protection
Act certification requirements for mold remediation (See Virginia Code 59.1-200 Prohibited Practices);
Environmental Protection Agency (EPA) best practices for cleanup/prevention;
National Air Duct Cleaners Association (NADCA) standards
(ACR_2021);
ANSI/IICRC S520 Standard of Care for Professional Mold Remediation, Disposal and Chain of Custody Disposal (4th Edition or later).
