Summary of Description of Work for Tiny Homes Project - City of Long Beach
This document is a budgetary estimate and description of work prepared by Kardent Architecture Design for the City of Long Beach dated November 15, 2022. The project encompasses the development of a tiny homes community with three primary components: site work, modular units, and associated infrastructure. Site work includes surveying, monument signage, stormwater pollution prevention planning (SWPPP), pavement removal (146 cubic yards), tree removal (6 trees up to 24 inches), utility installations for water, sewer, fire water and hydrants, and storm drain systems. The modular units component specifies 12 modular housing units on 150 pier footings, with fire alarm systems, switchgear and distribution infrastructure, and a security checkpoint. Additional site improvements include 11,000 square feet of asphalt paving, wrought iron fencing (170 linear feet at 10 feet high), solar lights (6 units), bollards, and ADA signage.
The total project budget is estimated at $4,566,563.00, divided between the site work phase ($2,372,363.00) and modular units phase ($2,194,200.00). Direct costs total $3,260,680.00, with contingencies and markups applied across construction contingency (10%), general conditions (8%), insurance (2%), profit and overhead (10%), bonding (1%), testing and inspection (2%), permit and plan check (5%), and utility fees (4%). The estimate is based on preliminary design documents and known conditions but may not account for unforeseen conditions or economic fluctuations. The document includes a disclaimer that actual costs may vary by plus or minus 25 percent or more from the estimated amount.
