About this file
This appendix details the preventative maintenance (PM) service requirements for the Florida Department of Agriculture and Consumer Services' Bronson Animal Disease Diagnostic Laboratory in Kissimmee, Florida. The maintenance program encompasses multiple HVAC systems, boilers, chillers, pumps, and building automation equipment across the facility. Specific equipment requiring PM services includes three split systems, five mini split systems, five air-cooled chillers, three boilers, two pumps, six chilled water air handling units, one walk-in cooler, seven exhaust fans, one controls system, one water heater, and one Building Automation (DISTECH) system. The service requirements are structured into two maintenance tiers: Operational Service and Comprehensive Service, with minimum visit frequencies ranging from one to six visits per year depending on equipment type and tier level.
The preventative maintenance specifications detail extensive operational and comprehensive service tasks for each equipment category. Operational maintenance tasks include routine inspections, filter cleaning and replacement, lubrication, temperature and pressure recording, electrical connection checks, and leak detection across all equipment types. Comprehensive maintenance expands these services to include coil cleaning, belt replacement, control calibration, oil sampling, megohm testing, and system updates. For building automation systems specifically, operational maintenance requires daily system monitoring and alarm investigation, while comprehensive maintenance includes software updates, battery replacement, and system audit reviews. All maintenance visits must include written reports and documentation via XOI vision share links, ensuring thorough record-keeping and accountability for the contracted maintenance services.
