About this file
This is a Project Manual and Bid Set Specifications document for the Community College of Denver (CCD) Immersive Learning Lab, a tenant improvement project located at 1111 W Colfax Ave, Denver, CO 80204, under the Auraria Higher Education Center. The project consists of approximately 4,256 square feet of interior renovation within the Cherry Creek Building to create an immersive learning environment, including an immersive classroom, free-roam VR pod, front-of-house spaces, and associated support areas. The Work encompasses architectural, structural, mechanical, electrical, and low-voltage systems; raised access flooring; lighting and controls; new partitions, doors, and finishes; and infrastructure required to support vendor-furnished immersive technology systems. The facility is classified as Business (B) and IIA Construction. The project will be constructed under coordinated, concurrent multiple contracts, with the General Construction Contract covering all building systems, infrastructure, and finishes, while a separate Dreamscape Learn Contract will furnish and install immersive technology systems including VR equipment, tracking systems, render servers, and specialty equipment. The Architect is Clark & Enersen, with contact Tim Ripp, and the Owner's Representative is Heather Hardman (heather.hardman@ahec.edu). The specifications establish comprehensive administrative and procedural requirements for contract management, including submittal procedures, quality requirements, payment procedures, change order processes, and project coordination protocols. Contractors must submit a schedule of values, construction schedule, and various submittals including Shop Drawings, Product Data, and Samples within specified timeframes, with the Architect allowing 14 days for initial review and 14 days for resubmittal review. The project includes one identified alternate for replacing three existing fire dampers on existing 24-inch round supply air ductwork if deemed necessary based on damper capabilities. Progress meetings will be conducted at regular intervals, with preconstruction conferences required before construction begins and preinstallation conferences mandated for activities requiring coordination. The markup percentage for all changes in the work shall not exceed 10 percent, and the Contractor must coordinate closely with the separate Dreamscape Learn contractor to ensure a dust-free environment and operational facility infrastructure before immersive system installation commences prior to Substantial Completion.
The specifications require Contractor-initiated cost proposals for changes within 14 days, with detailed breakdowns of quantities, unit costs, applicable taxes, delivery charges, equipment rental, labor, and supervision costs. All submittals must be coordinated with the construction schedule and submitted electronically in PDF format along with transmittal forms containing project identification and submittal tracking information. The document does not specify contract pricing, payment terms, set-asides, or funding sources in the excerpted sections provided. Specific quality-assurance and quality-control requirements are delegated to individual specification sections, with Contractors required to submit a quality-control plan within 10 days of Notice to Proceed. Testing and inspection services must verify compliance with specifications, with reports prepared by qualified testing agencies documenting results and interpretations. The project operates under Colorado Office of the State Architect (OSA) standards and forms, including OSA form SC 6.31 for Change Orders and SC-6.311 for Construction Change Directives. Owner retains the right to occupy and install equipment in completed portions of the Work prior to Substantial Completion, provided such occupancy does not interfere with construction completion. The building operates as a nonsmoking facility with restrictions on tobacco and controlled substances within 25 feet of entrances, operable windows, or outdoor-air intakes, and construction activities must not interrupt utilities serving Owner-occupied areas without at least two days' advance notice.
