PROJECT OVERVIEW

The Auraria Higher Education Center (AHEC) is requesting bids from general contractors to renovate Suites 137 and 139 in the Cherry Creek Building into an Immersive Learning Lab for the Community College of Denver (CCD). The project converts an existing office suite into a space for an immersive learning environment to be installed.

The tenant finishes, mechanical, and electrical work described in this scope provides the environment required for Dreamscape, a third-party immersive experience technology provider, to furnish and install their proprietary technological components and associated AV and technology equipment (see Appendix I).

Drawings by Clark & Enersen, dated 5/1/2026, have been reviewed by the authority having jurisdiction, AEC-West, and a compliance notice for construction has been issued.

Scope of Services

The awarded General Contractor (“Contractor”) shall coordinate all work with the AHEC Project Manager and coordinate any outages (mechanical and electrical) a

OSA-AFB-1 pg. 3 minimum of fourteen (14) days in advance. The Contractor shall field verify all existing conditions prior to commencing work.

Permits and inspections by State Electrical and Denver Fire Department will be required for this project and are the responsibility of the Contractor and/or Contractor’s subcontractors. The cost of these permits and inspections must be included in bids. Some rough and final building inspections are required, and will be conducted by AEC-West at AHEC’s cost.

The Contractor is responsible for the following:

Demolition:

• Remove existing gypsum board and metal stud wall partitions as indicated on the Demolition Plans, including all electrical, mechanical, and plumbing within those walls back to the nearest active junction or supply. Patch and repair all affected floors, ceilings, and adjacent wall surfaces to match existing finishes or coordinate with new construction.

• Remove and return to AHEC existing VAV terminal units and associated controls.

• Relocate existing temperature and CO₂ sensors as indicated on the HVAC plans.

• Remove existing transfer duct and re-route ductwork as required to avoid penetrations of new fire-rated walls.

New HVAC Installation:

• Install new VAV terminal units with hydronic reheat and extend hot water supply and return piping to each new unit with coil pipe kits. Rebalance all existing VAV units to design CFM.

• Install new exposed single-wall spiral ductwork in the Immersive Lab and Classroom spaces. All exposed ductwork and piping shall be prepared for field painting per Architectural finish specifications.

• Install two (2) ductless split systems to serve the new IT Room, with rooftop condensing units secured on fabricated rails. Route refrigerant line sets through the second-floor mechanical room. Ground Penetrating Radar (GPR) scanning of floors is required prior to any anchor drilling.

• Route condensate drain lines from both new ductless split systems to the existing mop sink in Janitor Room P100G. All exposed condensate piping in open-plenum areas shall be painted black.

• Provide all new fire dampers, balancing dampers, and access panels as indicated. Provide required fire stopping at all rated wall penetrations.

• Integrate new VAV controls with the existing AHU-3 Building Automation System (Johnson Controls MetaSys).

New Electrical Installation:

• Provide and install 200A/3-phase panelboard, surface-mounted in Room P100L, fed from existing Panel H1F. Provide all associated feeders, conduit, and grounding.

OSA-AFB-1 pg. 4

• Install owner provided 45kVA transformer.

• Provide dedicated circuits and receptacles for the following new areas:

Dreamscape floor system power entry, Unistrut-mounted overhead lighting, and the Free-Roam Pod equipment.

• Install new pendant lighting (with emergency battery backup) and LED strip fixtures, and relocate exit lights.

• Install a lighting control system including occupancy/vacancy sensors, multi-channel push-button stations with custom engraving, and 0-10V dimming power packs.

• Install DMX Scene Station Controller and 3-pin DMX wall plates for integration with the Dreamscape lighting system.

A/V, Telecom, Security, and Fire Alarm:

• Provide new fire alarm devices (horn/strobes, duct smoke detectors) compatible with the existing Simplex 4100ES panel. Install all work in red conduit.

• Provide single-mode fiber optic cabling from the nearest IDF to the equipment rack, Immersive Classroom, and IT Room P139. Provide 12-inch cable runway, conduit stubs, floor boxes with integrated power and CAT6 (Dreamscape floor system), wireless access point rough-in, and a Millennium Card Reader installed by Lomas Security (authorized campus integrator) in IT Room P139.

New Finishes:

• Carpet, paint, acoustic clouds, ceiling tile, and grid shall be installed and finished per the drawings.

Add Alternate 1: Provide cost to replace all three (3) existing fire dampers on the existing 24-inch round supply air ductwork if necessary based on the capabilities of the existing units (See Appendix B1).

Dreamscape will install their equipment upon the Contractor being issued a Notice of Substantial Completion. Note: this is a fast-tracked project, and the substantial completion date is August 31st of 2026.

The scope of services will include full Construction Contracting Services for the project specified during the process of construction and warranty period to the State as per the Advertisement for Bid.
