About this file
This is an Addendum #2 containing responses to contractor questions for AHEC-26923-B, the Cherry Creek Immersive Learning Lab project, issued by the Area Health Education Center (AHEC) in Colorado on May 19, 2026. The project involves the construction of an immersive learning facility with multiple components including an Immersive Learning Lab, Immersive Classroom, Free-Roam Pod, and IT Room. The scope encompasses HVAC installation with Building Automation System integration, electrical and technology infrastructure, interior framing systems, drywall installation, painting, fire alarm and firestopping coordination, ceiling work, and hardware installation. The existing floor-to-deck height is 14 feet, and the stamped architectural and engineering documents, prepared by Clark & Enersen and dated May 1, 2026, govern all project requirements. A compliance notice for construction has been issued by the authority having jurisdiction, AEC-West, and drawings were provided during a pre-bid walkthrough. Normal working hours are Monday through Friday from 6 a.m. to 6 p.m., with weekend and after-hours work permitted with coordination through the AHEC Project Manager.
Minimum qualification requirements include demonstration of three completed projects within the last five years, each exceeding $1,000,000 in hard costs, performed under the same business name for at least two years, with bonding capacity up to $1,000,000. No liquidated damages apply to this project, and retainage is set at 5 percent of each payment application. State electrical and plumbing permits and Denver Fire permits are the contractor's responsibility. Asbestos-containing material inspection results are pending and will be provided to the awarded bidder; if present, AHEC will perform abatement prior to construction commencement. Lead-based paint testing has been completed with negative results. Johnson Controls is the required vendor for Building Automation System integration. All signage is owner-furnished and owner-installed, and no fire sprinkler systems are required. Contractors must provide rented portable restrooms in the designated staging area and arrange parking through the AHEC Parking office at parkingrequests@ahec.edu or 303-556-2003.
