About this file
This is a detailed specification document for the Lamb House Demolition and Stabilization project, issued by the Bureau of Land Management's Tres Rios Field Office in Colorado for a 2025 project. The project involves comprehensive demolition and reconstruction of two historic stone buildings, including removing all building additions, reconstructing roofs, providing electrical service, and creating infrastructure such as a parking lot and access trail.
Key work elements include: demolishing building additions while protecting original stone walls, removing hazardous materials like asbestos, reconstructing roofs with synthetic shake shingles, installing a ductless mini-split air conditioner, providing electrical service to the south building, installing new doors and windows, creating a buck and pole fence, constructing a parking lot and access trail, and performing extensive earthwork. The project requires careful preservation of historic architectural elements, with specific requirements for material selection, installation techniques, and site restoration. The total project duration is set at 180 days from the Notice to Proceed, with work limited to Monday-Friday, excluding federal holidays and specific blackout periods.

Normally submittals for information only will not be returned. Approval of the Contracting Officer's Representative is not required on information only submittals. The Government reserves the right to require the Contractor to resubmit any item found not to comply with the contract.
This does not relieve the Contractor from the obligation to furnish material conforming to the plans and specifications; will not prevent the Contracting Officer from requiring removal and replacement of nonconforming material incorporated in the work; and does not relieve the Contractor of the requirement to furnish samples for testing by the Government.
1.3 GOVERNMENT APPROVING AUTHORITY
The Contracting Officer's Representative will:
a. Note the date on which the submittal was received.
b. Review submittals for approval within 10 days of receipt.
