This is a Questions and Answers document issued by Hurricane City, Utah for the Sky Mountain Golf Clubhouse Remodel project (2503-066). The document addresses 26 clarification questions submitted by bidders regarding specifications, drawings, and technical requirements for the project. Key inquiries address specialty ceiling details, water tie-in specifications, tile selection and placement, kitchen equipment specifications, steel structural details and connections, finishes including carpet and flooring selections, equipment substitutions, and bid submission requirements. The Q&A document was issued on September 5, 2026, following the mandatory pre-bid conference held on September 1, 2026. Bid submissions were due by September 10, 2026, at 11:00 a.m. Mountain Time to the Hurricane City office located at 147 North 870 West, Hurricane, Utah 84737. Questions were required to be submitted by September 3, 2026, at 5:00 p.m. Mountain Time to Kim Campbell and Emily Hansen.

The document clarifies numerous technical specifications and design details across multiple divisions including architectural, structural steel, mechanical, electrical, and kitchen equipment components. Notable clarifications include confirmation that no Engineer's Estimate was provided, direction to Addendum No. 4 for multiple specification revisions, requirements for field verification of existing footing elevations prior to fabrication, confirmation that certain ledger angles will be shop-welded rather than shipped loose, clarification that a reach-in refrigerator is not part of the project, and confirmation that K-01 through K-08 kitchen cabinets are contractor-furnished and installed items. The response directs bidders to review Division 00 procurement requirements and mechanical drawing specifications for additional MEP details, and confirms that bid submissions shall consist of the four-page Bid Form and required bid security in accordance with Division 00 requirements.

QUESTIONS AND ANSWERS NO. 4

DATE: SEPTEMBER 5, 2026

1. Is the bid submittal in person or online?

a. See Document 00 11 13.

2. The Specialty Ceiling lists 3-inch and 6-inch molding for the border with wood ceiling slats trim. Will infill be used on top of the specialty ceiling?

a. See Addendum No. 4, Section 09 51 26, Articles 2.2 and 2.3.

3. Is there an Engineer’s Estimate?

a. No.

4. The specs say no foreign manufacturers (for pipe); are there other areas where that also applies?

a. Meet all ASTM standards, foreign and domestic (most foreign products have no ASTM ratings).

5. Plans show no bounds for water tie-in. No valve is shown on the 6-inch t-line. Is this correct?

a. See Addendum No. 4, Sheet C-102.

6. Does the kitchen hood need to be expanded?

a. See mechanical drawings.

7. Where is the 4x6 tile mentioned in the bid document being used?

a. See Addendum No. 4. There were no 4x6 tiles, nor are there 4x16 tiles any longer.

8. What carpet goes between F2, F3, and F7 walk-off?

a. See Section 09 68 13, Article 2.1.

9. Details 5/S-504 and H/S-504 dimension the 6.25-by-4-by-1/4 connection plate and the 5 1/2-inch to 5 3/4-inch fin spacing, but call the fin itself “VERTICAL TUBE STEEL – SEE ARCH.” We find no architectural detail in the set that sized, dimensions, or terminates these fins. Please provide member size, length, and top and bottom terminations.

a. See Addendum No. 4.

10. CF-7 is tagged TPF 89’-9-3/4”, one foot above the 88’-9-3/4” carried at every other footing on the sheet. The same area is noted “MATCH FOOTING ELEVATION TO EXISTING FOOTING.” CF-7 carries four columns, including two SC-3 W12X58 moment-frame columns at roughly 31 feet. If the existing footing does not come in at 89’-9=3/4”, those base elevations move and the column lengths move with them.

Please confirm the controlling elevation, and confirm whether the existing footing has been field-verified or is still to be exposed.

a. See Addendum No. 4.

b. The top of footing at CF-7 on S-101 should be tagged at 88'-9 3/4. However, the contractor shall field verify the top of the existing footing adjacent to CF-7 to match the existing footing elevation adjacent to CF-7. Please note that the contractor will be required to field verify all elevations to match existing conditions prior to fabrication and construction.

11. The note “SEE TYPICAL DETAIL A9/S-702 FOR STEEL ANGLE TO STEEL BEAM ATTACHMENT” appears five times on S-501 and once on S-505. A9/S-702 is ‘OVERBUILD TRUSSES,” a wood truss detail. We find no steel-angle-to-steel-beam typical detail anywhere in the S-700 series; the nearest steel details on that sheet are A1/S-702 “Steel Deck to Steel Beam” and D13/S-702 “Steel Deck Stiffeners at Penetrations.” Please provide the intended detail.

a. See Addendum No. 4.

12. The weld symbols for the continuous ledger angles at K1, K5, G5, D1, D13, and K13/S-501 and A1/S-502 all read 3/16 fillet, 2-12 intermittent, with no field-weld flag.

We have therefore assumed the fabricator shop-welds these angles to the beams and our field welding is limited to closure joints. The Anchor Bolt Schedule on S-601 supports this, calling for AB-5, AB-8, and AB-11 to be shop welded to the steel angle.

Please confirm the angles will not be shipped loose.

a. See Addendum No. 4.

13. Detail 5/A-501 shows a “steel grid system, painted” inside the 2x2 12 GA tube frame, with no product, material, size or spacing given. Please provide the product, and confirm whether the grid is furnished with the rail assembly or separately.

a. See Addendum No. 4, Sheet A-501.

14. Please confirm no modification, reinforcement, or re-support is required on S-102 where the existing W10X19 on existing wood wall is to remain.

a. See Addendum No. 4, Sheet S-102.

15. Will you accept Tarkett/Johnsonite as an alternative vendor for the LVT and Rubber Base?

(2503-066) Page 3 of 4

a. Adhere to Section 09 65 19.13. See Addendum No. 4, Sheets A-603 and A- 604.

16. The tile spec calls out for two different wall tiles, but only one wall tile finish in the plans. Which do you want us to use? Volume 1.0 12x24 or Daltile 4x16 subway tile?

a. See Addendum No. 4, Section 09 30 00 and Sheets A-603 to A-604.

17. K-04 Salamander Broiler: Section 2.2.D specifies LP gas (Vulcan 36RB-P-QS). All other cooking equipment in 2.2 is natural gas, and P-101 shows natural gas service to the cook line. Please confirm that K-04 is to be natural gas.

a. See Addendum No. 4.

18. Reach-In Refrigerator: Sheet K-101 notes "NEW REACH-IN, OFCI" adjacent to K-1, but no reach-in is listed in Section 11 40 00, and Section 01 10 00, 1.2.A.3 states Owner-Furnished Products: None. Please confirm whether a reach-in refrigerator is part of the project and, if so, whether it is OFCI or CFCI and the basis of design.

a. There is no reach-in refrigerator as part of this project.

19. K-08 Stainless Base Cabinet: K-101 General Note 2 lists K1–K7 as CFCI, but Section

2.5 includes K-08 as part of Section 11 40 00. Please confirm that K-08 is CFCI under Section 11 40 00.

a. Yes, K-01 through K-08 are contractor furnished and installed. Adhere to Section 11 40 00.

20. Kitchen Hood KH-1: M-101 Note 9 references CaptiveAire details, while sheets M-503 through M-505 show Greenheck GHDW-144 / DGX-P115 cut sheets. Please confirm the basis of design manufacturer and whether the hood, make-up air unit, and fire suppression are to be provided under Division 23 or Section 11 40 00.

a. See mechanical drawings.

21. Can I please submit a substitution to have ASI American Specialties approved as a manufacturer for plastic toilet compartments?

a. ASTM manufacturers will meet standards.

22. Will you provide specs on the MEP’s as there is no mention of them in the provided specs, or is there something I am missing?

a. See mechanical sheet specs on drawings.

23. K-03 & k-05 are countertop equipment. No equipment stand is spec'd to put these on.

Please clarify if the equipment requires a stand.

a. No; they stack on top of each other.

(2503-066) Page 4 of 4

24. K-07 is spec'd as an ice bin, please clarify it is just the bin that is needed and the ice maker head will be existing or please provide a spec for the ice maker unit.

a. See Addendum No. 4.

25. No gas hoses are spec'd in this project. Will they be expected to be provided by the kitchen equipment contractor?

a. See Addendum No. 4, Section 11 40 00.

26. Based on the bidding documents provided, we understand that the required bid submission consists of the four-page Bid Form along with the required bid security.

Please confirm whether any additional documentation is required to be included with the bid submission, such as copies of the Contractor’s licenses, certifications, qualifications, or other supporting documentation. If no additional documentation is required, please confirm whether the completed four-page Bid Form and required bid bond will constitute a complete bid submission.

a. Adhere to the procurement requirements identified in Division 00.

Signed: Kim Campbell, Architect
