2. Statement of Work:
Note: It is recommended that the contractor perform a site visit before bidding to fully understand the Statement of Work. Coordination with the COR is required.
The contractor shall provide all material, labor, equipment, and supervision required to accomplish the following:
Kyle Heath Center
A. Warranty: The contractor shall provide a one-year warranty from the time of substantial completion of the entirety of this project. The warranty shall include material, labor, travel, and expenses with no deductibles.
B. Demolition: The contractor shall assume responsibility for all materials and components designated for demolition during this project. All demolished materials must be disposed of in compliance with relevant regulations. The items to be demolished include various doors, fire extinguisher cabinets, exit signs, lighting fixtures, switches, and receptacles. For additional details, refer to plans D101 through D104.
C. Electrical: The contractor shall install new electrical fixtures as noted in plan A101. The following electrical devices include:
a. Exit Signs: Per note 26-01, sheet A101, the contractor shall install exit signs in the designated areas. The exit signs shall be either ceiling or surface-mounted based on existing conditions. The exit signs shall be powered by AC only, with no backup battery. The housing shall be acrylic with red LED lighting.
b. Light Switches: The areas identified in D104 will receive new light switches. These light switches must be compatible with the new LED light fixtures specified in Section F. Additionally, the light switches should be hospital-grade and equipped with occupancy sensors. The contractor is responsible for determining whether the occupancy sensor integrated into the light switch is sufficient or if a ceiling-mounted sensor is required. Please note that occupancy sensors will not be installed in the mechanical and electrical rooms. Page E2 in the existing building plans indicates the current locations of the light switches.
c. Receptacles: The areas identified in D104 will receive new receptacles. These receptacles must be hospital-grade and tamper-resistant, including the GFCI receptacles. The GFCI receptacles shall be installed in accordance with NFPA 70 requirements and must be self-testing. The exterior receptacles must also meet these same specifications. The contractor is required to
Statement of Work Page 3
March 2025 provide testing documentation for each new receptacle per NFPA 99. Page E3 in the existing building plans indicates the current locations of the receptacles.
D. Fire Extinguisher Cabinet: The contractor is required to reinstall the new fire extinguisher cabinets so that the top of each cabinet measures 4 feet 8 inches from the floor. The cabinets should be model JL Industries C1027V17 with aluminum handles. After installation, a Condor 469V42 sticker must be applied to each cabinet. An example of this fire extinguisher cabinet can be found in the Pediatrics and Dental departments. For additional details, refer to plan A101.
E. Doors: The contractor is responsible for installing new doors according to the door schedule. The contractor must verify both the dimensions and the swing direction of the existing doors. Additionally, new hardware must be installed. For additional details, refer to plan A101 and the Door Schedule.
Note: Door 607, specified in Note 08-02, sheet A101, should be installed to swing in the opposite direction, aligning with the direction of travel.
F. Lighting: The contractor is responsible for installing all new light fixtures as indicated in plan A101. The contractor must verify the locations, orientation, and quantity of the fixtures.
