If necessary, Contractor may propose strategy to meet 3/8” per foot slope requirement of final installation.
6. Is there fireproofing on the underside of the existing metal roof In the limited areas that we were able to access (Mechanical Room), BWS did not observe fireproofing on underside of existing roof deck.
7. Will you require the Bid Bond be delivered to the Dallas office of IHS prior to the Proposal due date or will you allow a copy of the Bid Bond in our electronic submission?
Proposals, to include bonds, are to be submitted electronically; please see and review all of solicitation section ***L.10. 12. Detail 2 on Sheet A4.3 and Detail 2 on Sheet A4.5 both indicate an existing vapor barrier over the existing steel deck under the new roof assembly.
Existing vapor barrier has not been confirmed.
13. Is it the intent to salvage any existing vapor barrier? Existing vapor barrier has not been confirmed and, if existing, is not required to be salvaged.
14. Is a new vapor barrier required as part of the new roof assembly? No.
15. Key note 30 on Roof Plan A4.1 calls out a Loop Top Anchor Point. Are these items existing or to be installed as part of this project?
Loop top anchor points are new and to be installed as part of this project.
16. Is the existing roof hatch to be replaced or just upgraded to include a new safety rail?
Just upgraded to include new safety rail.
17. Would the designers provide an estimated footage of stucco repair? This involves GC means and methods so we are not able to provide estimated footage. It is the bidders responsibility to estimate quantities.
18. Please clarify extent of stucco repair needed so we may most accurately and competitively provide pricing for that scope of work.
This involves GC means and methods so we are not able to provide estimated footage. It is the bidders responsibility to estimate quantities.
19. Would the owner contemplate changing this item of work from Lump Sum to SF?
The government advises offerors to review FAR Clause 52.236-3, Site Investigations and Conditions Affecting the Work and that any changes to scope, or additional work discovered as a result of differing site conditions, will be handled as a modification to the contract after award. The offeror proposal costs may be based on SF, but offerors must follow solicitation instructions and submit IAW Volume II: PRICE (both sections L and M) as a lump sum.
20. Could some of these qualified vendors that were unable to attend yesterdays site visit conduct a site visit with hospital maintenance staff to see first hand the extent of repair required?
No, per solicitation section L.7. FAR 52.236-27 SITE VISIT (CONSTRUCTION) (FEB 1995) ALTERNATE I (FEB 1995), individual requests for site visits will not be granted.
21. Detail 4 on A4.6 calls out new reglet and counterflashing. If we saw-cut and remove stucco/reglet to mount new reglet do we risk damaging the Stucco weep screed.
Detail 2/A4.4 calls out removal of existing reglet and counterflashing. If there is an additional weep screed component, assumption is that it will also be removed and stucco will be patched/repaired to new flashing components.
22. Will the new reglet/counterflashing called out in Detail 4 on A4.6 need to be painted to match the existing walls or remain bare galvanized?
Any flashing and other sheet metal work that is only visible from the roof may be galvanized. All metal work visible from the ground must be prefinished.
23. Can As-Builts confirm there is an existing nailer under the domed stucco cap on top of all parapet walls as shown in Details 1 and 2 on A4.4?
We have very limited as-built drawings but what we have indicates wood nailer at top of parapet walls, on top of metal track.
24. Is the intent to “adhere” all layers of roofing to avoid penetrating the metal deck and conduit beneath? This may not be possible depending on the required Wind Speed rating.
See specification section 075400. Insulation and cover board may be mechanically fastened if necessary for wind speed rating. Balance PVC roofing system is specified as adhered.
