Pine Ridge Pharmacy Remodel
Item # Section and Page # Question Response
1 The solicitation for this project states preference will be given to Indian Economic Enterprises. Can you tell me what the preference is? Typically the preference is 5% on the total bid. Is that correct for this project?
For this solicitation, preference would be given to an IEE firm in accordance with Factor 4 – Indian Preference and in accordance with HHSAR 326.603-1(h).
2 The plans include a section 105626 for Mobile Storage Shelving. I am requesting adding Spacesaver as a manufacturer for the high-density mobile storage.
Any manufacture that meets the plans and specifications shall be acceptable.
3 This is regarding C204 - For the WireCrafters Wire Mesh Partition that is going the full height, what is the height of the room?
Per plan sheet a-101 the cage 204 space shall have diamond meta mesh to deck (full height) on all 4 walls as stated in new partition definition s4m and note # 4 on plan.
Hollow Metal Door Frames 4 Spec calls for terminated stops -looking back at some older pictures I do not see that the hospital has ever used frames with terminated stops
Correct, the hospital does not use many terminated stops at this point, but they are easier for the housekeeping staff to clean around and the service unit would like to transition to terminated stops for future projects.
5 section 2.04 subsection B. #2 calls for 16 gauge material at the frames but section 2.04 subsection C.
#3 calls for 18 gauge material at the frames.
Make all door frames 16-gauge thickness
18-gauge reference removed from subsection C #3
6 The stainless steel manufacturer specified is not someone we can order product from at this time . I am looking into the possibility of working with Terra Universal but not sure it is a product we can supply.
Due to the fact they are the only specified supplier this may become an issue. not to mention the stainless steel should have its own spec section.
In section 2.03 Hollow Metal Doors Stainless Steel Interior Doors. Specifications are given.
Ceco, Curries, and Steelcraft will be added in section 2.01.B
7 The automatic operator provided with Terra Universal products has very little information on the web site.
The specs call for 12 programmable options. Not sure if the operator will meet spec & if we can install this
Horton or Stanley are the current would be the desired operators as these are consistent throughout the existing hospital. However, other manufactures that meet the drawings and specifications will be accepted.
particular operator without factory training or certification
8 We have provided Horton Operators for most of the operators currently in use at the hospital. Providing a different manufactured operator might require training for the maintenance staff to operate & service.
If they have hand wave sensors on both sides, they would be considered equal.
Wood Doors:
9 VT Industries is not a specified manufacturer. VT doors have been used exclusively at the hospital. Marshfield wood doors are specified & Marshfield is owned by VT industries. The lead times for their wood doors is 3 to 4 months right now.
VT Industry Doors to match the existing in the facility would be considered equal.
10 The spec calls for “a replaceable Lock Stile” this particular type of construction is typical in a high impact door not typical in standard wood doors.
Acrovyn doors would have this type construction. I do not believe there are any Acrovyn doors currently at the hospital.
The intent would be to have the same style of mechanism currently used by the hospital.
This is a door type, not a hardware item. It refers to the edge which gets most abuse.
Coiling Doors:
11 for the most part this specification is possible. the one contradiction being the spec calls for electronically operated & locked doors yet later calls for “Steel pipe & torsion steel spring system” not sure both can be accomplished in the same door with a manual override which is also specified the electrified locking is the questionable point here. From what I have learned in the past the electric motor locks the door so the “Steel pipe & torsion steel spring system” may not be possible.
Both apply. Pipe and torsion spring used in both manual & electric operation.
Door Hardware:
12 Specified door hardware is not even near the same as what the hospital actually has on the current doors.
A) The locks now are mortise Corbin
Russwin locks but the specification calls for Best 9K series the 9K series is a cylindrical lock.
Again, the intent would be to keep the hardware the same as the existing hardware in the Hospital.
Armor plating is required on all wood doors in the hospital.
B) The hospital has exclusively used Corbin Russwin DC6200 series closers The specification calls for Dorma or Sargent closers. Sargent closers are a quality product but one product we can have difficulty acquiring. The Dorma product I would not recommend to anyone.
C) one thing they did not address in the spec is armor plates & edge guards. for the last 3 years any new wood door provided has been completely protected on all 4 sides up to 36” in stainless steel. I was told this would be required at all wood doors in the hospital.
MEP
13 Mechanical and plumbing both have numerous details for seismic restraints and supports. There is also spec section 22 05 48 & 23 05 48 relating to seismic-restraint. Is this needed on this project located in Pine Ridge, SD? Seismic is not typically used on projects in our area.
The project will not require seismic restraints on any MEP systems. The existing hospital was not designed or installed with any type of seismic restraints.
14 Will duct cleaning be required for any of the existing ductwork the new system connects to?
No, a duct cleaning project is already being planned for the hospital.
15 Do the hydronic branch piping that is to be removed have isolation valves at the main?
There were shown isolation valves on the existing drawings but there is no guarantee that they were installed.
16 Will he heating water system need to be drained for connection of new piping? Does the existing system have glycol?
No the existing system does not have glycol on the heating side. It does on the cooling.
Note that the Boiler Plant is to be replaced next spring/summer and glycol will be added.
17 Spec section 23 25 00 HVAC Water Treatment is in the specs but the plans do not indicate adding chemical feed equipment anywhere? What is this section in the specs for?
This specification section can be ignored as no chemical feed equipment is being added. The existing chemical feed equipment and water quality is to be used.
18 Spec section 23 38 16 Fume Hoods for Laboratory Use is in the specs but the hood on the project is owner provided?
Hood is to be connected and routed to exhaust system. Hood is to be 100% operation and to code when final turn over is given to owner. Refer to specification for additional information that may not be covered by owner supplied hood.
19 On sheet E-501 the Riser diagram shows that panel NEDB is fed from the existing generator and panel EDB is fed from Panel MDB, but according to the attached one line Panel EDB is fed from the generator and panel NEDB is fed from panel MDB. Please verify the labeling.
Yes that is correct.
20 On Sheet E-401 Note Key Note F and Key Note K ask to verify the low voltage scope of work and also which low voltage systems will be provided by others. Please verify what systems are the responsibility of the bidding electrical contractor
All low voltage systems shall be installed under this contract other than the card reader, camera, and nurse call devices or equipment themselves. A junction box complete with data, comm., and power wiring shall be installed under this contract for each camera, card reader, and low voltage systems.
However, installing any of the equipment/devices including cameras and card readers is outside the scope of this contract.
All other systems and voice/data port locations shall be fully installed including but not limited to raceways, conduits, low voltage wire pulling/cabling, equipment installation, and server/equipment terminations as a part of this contract. Each voice/data port shown on sheet e-401 shall be bid according to the following criteria:
- There shall be two voice/data connections for each data symbol where no work station exists (i.e. a second or third wall in an office).
- There shall be two voice/data connections for each voice/data symbol where a work station exists.
- There shall be one voice/data connection for each work station where a voice/data symbol serves multiple work stations (i.e. 4 drops that serve 4 work stations in a single j-box/power pole).
See the attached SOP for further clarification
21 Is there an existing Arc Flash Study for the existing switchgear that can be used for the Arc Flash Study of the new equipment.
There is no existing Arc Flash Study Available.
22 The Cx plan indicates that fire and smoke dampers are included in the Cx scope, but we do not see any identified on the mechanical plans. Are these included in the project?
There are no smoke/fire dampers on the projects.
23 The Cx plan indicates that nurse call, security, public address, UPS, and telecommunication/television cable systems are included in the Cx scope, but we do not see any specifications for these systems. Are these included in the project?
All low voltage systems will be a part of the cx plan other than the devices themselves. So verification of the power and data circuiting and installation will be required but not for the equipment or devices (i.e. camera, card readers, etc. ). There shouldn’t be any nurse call system in this project.
24 Section 019100 refers to section 210800 (Cx of fire fire suppression systems), however this section does not exist. There are fire suppression systems listed in the Cx plan. Confirm if section 210800 will be included in the specifications.
Yes. Attached is seps section 210800.
25 Section 019100 refers to section 220800 (Cx of plumbing systems), however there are no plumbing systems listed as systems to be Cx'd and section 220800 does not exist. Confirm references to Cx of plumbing systems do not apply.
Confirmed.
Disregard reference to section 22 08 00
26 Eyewash stations may want to be considered? Refer to plans: Sheet P-401 L-1 in room C206 & C203 has an Eye-Pod eye wash device on the gooseneck of the faucet, refer to Lavatory plumbing fixture schedule on sheet P-601. Refer to plans: Sheet P-401 S-1 in room C205 has a deck mounted eye-wash device, refer to Miscellaneous plumbing fixture schedule on sheet P-601
27 Sections 017900-3.01-D-1, 3.02-D, and 3.02-G indicate that training must be complete 2 weeks prior to substantial completion, but may not begin until functional performance testing is completed. What are the expectations in terms of the timing of substantial completion for each phase of work? Also, does functional testing being complete include any required retesting?
We foresee minimal training will be required for this project.
Any required training will be coordinated during construction and during or after each phase has been substantially completed depending on what training is required.
28 Spec calls for terminated stops -looking back at some older pictures I do not see that the hospital has ever used frames with terminated stops section 2.04 subsection B. #2 calls for 16 gauge material at the frames but section 2.04 subsection C. #3 calls for 18
Duplicate question – refer to questions 4-7 gauge material at the frames. Should the stainless steel doors and frames should have its own spec section.
29 The automatic operator provided with Terra Universal products has very little information on the web site.
The specs call for 12 programmable options. Not sure if the operator will meet spec & if we can install this particular operator without factory training or certification
