About this file

This document is a comprehensive mold inspection report prepared by Advanced Environmental Consulting (AEC) for the City of Manitou Springs, focusing on a property located at 10 Old Man's Trail. The inspection was conducted on August 8, 2016, by an Indoor Air Quality Association Residential Mold Inspector, who collected fifteen indoor air quality mold samples from various areas including the upstairs, main floor, and crawl space. The investigation involved visual inspections, moisture and temperature readings, and air sample collection to identify potential mold growth and assess indoor air quality.

The laboratory analysis by Integrity Environmental revealed elevated mold levels throughout the property, with multiple uncommon and potentially dangerous mold spores detected, including Stachybotrys ("black mold"), Chaetomium, and Penicillium/Aspergillus-like species. The relative humidity was high at 40-42% (compared to Colorado's recommended <30%), and temperature was slightly elevated. Based on these findings, AEC recommended comprehensive remediation, including removing all water-impacted and moldy materials, treating surfaces with anti-microbial solutions, discarding insulation, and potentially removing all wall drywall. The report also suggested thorough cleaning and potential disposal of furniture, fixtures, and personal items to prevent further mold contamination.

Subject: Industrial Hygiene Support Services Related to a Mold Visual and Air Sampling Inspection and

Report

Dear Ms. Anthony:

Advanced Environmental Consulting, LLC (AEC) was retained to perform industrial hygiene services related to mold inspection and air monitoring services. This report is specific to the events conducted on August 8, 2016, located at 10 Old Man’s Trail in Manitou Springs, Colorado. AEC was responsible for consulting with the City Planners of Manitou Springs and the technicians with Echo Architecture to ensure the inspection area(s) were understood so that the inspection could be properly performed.

Background on Mold Molds are fungi that can be found both indoors and outdoors. No one knows how many species of fungi exist but estimates range from tens of thousands to perhaps three hundred thousand or more. Molds grow best in warm, damp, and humid conditions, and spread and reproduce by making spores. Mold spores can survive harsh environmental conditions, such as dry conditions, that do not support normal mold growth.

Molds are very common in buildings as well as homes and will grow anywhere indoors where there is moisture.

The most common indoor molds are Cladosporium, Penicillium/Aspergillus, Fusarium and Alternaria. Other less common types of mold found indoors (Chaetomium, Memnoniella, Scopulariopsis, Stachybotrys “black mold” and Ulocladium/Stemphylium) could represent a water intrusion/leak and could lead to mold growth-creating mycotoxins.

Health Effects Some people are sensitive to molds. For these people, exposure to molds can cause symptoms such as nasal stuffiness, eye irritation, wheezing, or skin irritation. Some people, such as those with serious allergies to molds, may have more severe reactions. Severe reactions may occur among workers exposed to large amounts of molds in occupational settings, such as farmers working around moldy hay. Severe reactions may include fever and shortness of breath. Some people with chronic lung illnesses, such as obstructive lung disease, may develop mold infections in their lungs.

In 2004 the Institute of Medicine (IOM) found there was sufficient evidence to link indoor exposure to mold with upper respiratory tract symptoms, cough, and wheeze in otherwise healthy people; with asthma symptoms in people with asthma; and with hypersensitivity pneumonitis in individuals susceptible to that immune-mediated condition.

Observations and Findings at the Site The visual inspection for mold was conducted in property located 10 Old Man’s Trail in Manitou Springs, Colorado. The property was split into three (3) major areas. The areas included the upstairs, the main floor, and the crawl space. These areas all had the potential for mold growth, which was previously announced. The inspection did reveal visible mold growth on various wall surfaces as well as other visible watermarks and damages that were also identified throughout the property in multiple areas. The areas including discolorations included the Upstairs Kitchen/Bathroom, the Main Family Room/Entry, the Kitchen, the Bar Area, the 2 Closets in the Hallway by the Office Room, the Hallway by the Men’s and Women’s Bathrooms by the Family Room/Entry, the Main Apartment Room, and the Crawl Space. Molds may exist in spaces behind the walls, underneath the carpet, and in other areas not accessible or visible during the inspection. This inspection was conducted on August 8, 2016, by Ms. Megan Glenn, an Indoor Air Quality Association Residential Mold Inspector.

Relative Humidity (RH), Moisture and Temperature readings were collected using a MMH800 – Pin/Pinless Moisture Meter. The moisture readings collected from the property indicated moisture levels in various areas all reading between 5-8%. These areas included the Main Entrance, the Blue Rooms and Hallway, the Yellow Hallway, the Dance Ballroom, and the Main Apartment Room. The relative humidity in the property was elevated throughout at 40-42% indoors (Colorado <30% is normal and recommended to reduce mold growth). The temperature indoors was also slightly elevated (about 760F).

Fifteen (15) air quality mold samples were collected indoors at the property. Three (3) air samples were collected upstairs from the following areas: the Bedroom/Hot Tub room, the Stairway/Hallway, and the Kitchen/TV Room.

Eleven (11) air samples were collected from the main floor; one (1) air sample was collected from the following areas: the Bar Area, the Family Room/Entry, the Office Room Area, the Hallway by the double Closets, the Restaurant Ball Room, the Men’s and Women’s Bathroom Hallway, the Kitchen, the Yellow Hallway, the Dance Ballroom, the Blue Rooms/Hallway, and the Main Apartment Room. One (1) air sample was collected from the Crawl Space and one (1) air sample was collected outdoors and away from the building to get baseline levels.

There are no established regulations designating a safe or normal concentration of airborne mold within indoor air, therefore; the interpretation of indoor air quality samples utilizes a comparison between the samples collected indoors to those collected in a sterile environment. Using this comparison, if the indoor mold concentrations are higher than the sterile conditions by a factor of ten (10) or more, then the indoor airborne mold levels are considered “elevated” and indicate that a contributing mold condition may be present. This comparison was developed by the American Conference of Governmental Industrial Hygienists (ACGIH) and the Indoor Environmental Standards Organization (IESO) for the interpretation of airborne mold spore sampling results.

Mold air samples were submitted under chain-of-custody Integrity Environmental, LLC laboratory (Integrity), a Colorado-State-Certified Microbiological Laboratory located 3000 Youngfield Street, Unit 263 in Wheat Ridge, CO on August 9, 2016, for analysis to identify mold content. The samples were requested on a standard turnaround time for results.

Sampling and Analytical Procedures The survey and assessment was conducted by an Indoor Air Quality Association Inspector qualified by experience, education, and training in the recognition and management of elevated indoor mold levels. The survey was performed in accordance with the Indoor Air Quality Association recommended procedures and approved sampling techniques. These procedures call for the visual inspection of the building for suspect mold areas and the collection and analysis of representative samples of suspect areas.

A non-destructive building inspection was conducted inside the above-referenced locations. Roofs and exterior areas were not included in the survey. The results contained within this report are limited to the date and time the inspection was conducted.

Mold spores are not always visible to the human eye. Only by laboratory analysis can one know what types of mold exist in a building. Lab analysis provides evidence of the size and scope of the problem in a building and based on the type of sampling conducted provides a list of the types of mold present in a particular area. By knowing what types of mold are present, the remediator will know the health effects associated with the particular types of mold and be able to take the proper PPE and containment precautions

A total of sixteen (16) air-quality samples collected altogether. AEC used a high-volume pump calibrated to 20.0 liters per minute, using a high-volume rotameter, prior to collecting the first air-quality sample. Each air-quality sample was collected by drawing air through Allergenco-D spore-trap cassettes for five (5) minutes per sample for a total volume of air equal to seventy five (75.0) liters per sample. The calibration of the pump was also checked after the last air-quality sample was collected.

Laboratory results Air-quality mold sample laboratory results received on August 10, 2016, document that the total concentrations of airborne molds are AVOVE a factor of ten (10) in various areas at the property. Laboratory analysis identified multiple uncommon indoor, water-indicating, potentially dangerous and sexually reproductive mold spores at the property called, Chaetomium and Stachbotrys. It also identified uncommon and elevated indoor levels of a water-indicating mold spore called Penicillium/Aspergillus-Like. Other elevated molds included, Curvularia, Smuts/Periconia/Myxomycetes, Epicoccum, Rusts, and Ascospores.

Please see below the following areas that contained each type of mold found.

The following areas at the property contained Stachybotrys “black mold”:

The following areas at the property contained Rusts:

Restaurant Ball Room

The Main Floor Office Room Area at the property did not contain potentially dangerous molds or elevated levels of mold spores.

For each sample, the first column is labeled “Raw Count”. This is the actual number of each mold spore found for the amount of air collected.

The next column, labeled “Spores/Mᶟ,” is mathematically extrapolated from the “Raw Count” column and the volume of air collected. For example, assume that one sample has collected 0.1 cubic meters of air, and one spore is found in that sample. Assuming an even distribution of spores, 1.0 cubic meter of air would then contain 10 spores.

Please find attached the Integrity laboratory reports of Mold results.

Conclusions As some people are more susceptible than others are to mold-related health problems due to factors such as age, relative overall health, allergies, existing respiratory ailments, etc., even small levels of mold spores can be potentially dangerous.

AEC collected fifteen (15) indoor air-quality samples for mold concentrations in the building located at 10 Old Man’s Trail in Manitou Springs, Colorado on August 8, 2016. AEC collected indoor air-quality samples that when compared to outdoor levels, mold levels in various areas at the property were “elevated“ and contained water-indicating and/or potentially dangerous mold spores, Chaetomium and Sachybotrys; as well as water indicating mold, Penicillium/Aspergillus-Like, and other molds including Curvularia, Smuts/Periconia/Myxomycetes, Epicoccum, Rusts, and Ascospores. Visible water marks/damage and various mold markings were found in the affected areas. The temperature level indoors was slightly elevated and the humidity was high for Colorado levels.

Recommendations Based upon the visual inspection and air samples that were collected, many affected areas were “elevated” or contained potentially dangerous and/or water-indicating mold spores, therefore AEC recommends to remove all of the areas impacted by water or mold to any degree. This will allow visual access into previously inaccessible areas.

Removal of wall drywall should start at the bottom of the interior wall and continue upward/outward six to eight inches past any visible molds, wetness or water damage. Thoroughly treat the area with an anti-microbial solution (Fiber Lock IAQ 6000 or equivalent) in order to reduce the potential for elevated mold spore levels in the future.

All areas of discoloration should be investigated. As there was no visible access, it is not possible to say how far the mold remediation will have to take place. It is possible that all of the drywall on walls in the property areas and rooms will need to be removed. All of the insulation should be discarded to the point that no mold growth is present near it. All tack strip, carpet, carpet pad and baseboards that are mold impacted or water-damaged to any degree should be removed. Note that mold may exist on the backside/underside of these materials not initially visible.

AEC’s recommendations for contents are as follows:

Furniture, fixtures, and moveable objects in the unit shall be disposed of as sewage and bio-contaminated waste or appropriately cleaned and cleared by post-remediation sampling.

Any non-moveable objects (for example, cabinetry) that will remain in the immediate work area(s) shall be cleaned of any debris and disinfected and cleared by post-remediation sampling.

All personal items readily exposed to settling dust/spores/bacteria in the unit that have hard/non-porous cleanable surfaces should be HEPA-vacuumed/wet-wiped (as applicable) prior to returning them to the area. However, the items should not be returned until successful completion of post-remediation sampling.

All soft goods readily exposed to settling dust/spores in the unit should be disposed of or laundered, dry-cleaned or HEPA-vacuumed (as applicable) prior to returning them to the area. However, the items should not be returned until successful completion of post-remediation sampling.

This inspection report represents the conditions at the time of the inspection and sampling. If the amount of mold increases or persists after these recommendations have been carried out, additional air sampling or professional mold removal may be required for remediation.

Limitations This report describes the data collected and observations made by AEC during the visual inspection and air sampling in the above referenced building. *Percentages have been rounded to one tenth of a point.

**Accuracy of analysis is likely affected if background debris rating is 3-4

Spores of Penicillium and Aspergillus are similar in size and shape and are grouped together in this report.

Spore types listed without a raw count or data entry were not detected during the analysis of that particular sample.

The limit of detection is the analytical sensitivity multiplied by the sample volume divided by 1000.

The analytical sensitivity is the spores/m ³ divided by the raw count.

Background Debris Rating Key:

FUNGAL LIBRARY

Alternaria species:

A genus of fungi in the Ascomycota genera. This genus is ubiquitous in nature. This is one of the most abundant fungi worldwide.

Often found growing indoors. Can be major plant pathogens and a common allergen to humans.

Ascospores:

This fungus is ubiquitous in nature. Grows on a wide range of substrates. Produced inside of an ascus fruiting body that usually contains eight spores. Can cause some allergic response.

Basidiospores:

A reproductive spore produced by Basidiomycete fungi and formed on a basidium. These fungi include puffballs, mushrooms, bracket fungi and other macro fungi. Often located in soil and on cellulose substrates such as wood.

Chaetomium species:

Commonly found in air, soil, and plant debris. Grows well on wet cellulose substrates such as sheetrock, paper, textiles, and plasters. Can be an infectious agent to humans and cause allergic reactions.

Cladosporium species:

Common genus of fungi found outside and indoors. This genus is abundant in the air and on dead organic matter. Found indoor on shower walls, wood substrates, moist window edges, and decaying food.

Curvularia species:

Commonly found in tropical and temperate zones. This genus typically is found in the soil or on dead plant material. These species are saprophytes and weak plant pathogens.

Fusarium species:

This genus of mold is filamentous and commonly found in adequately wet conditions. These species are soil saprophytes and have the ability to produce mycotoxins in cereal grains.

FUNGAL LIBRARY

Memnoniella species:

This genus is found in moist environments growing on damp cellulose substrates such as paper, wallpaper, and textiles. Species can also be seen in soil and decaying plant material. Can be an indicator of water related conditions. This fungus has the ability to produce toxic metabolites.

Nigrospora species:

This genus is not typically found growing indoors but on decaying plant material and in the soil. Found in warm climates.

Penicillium/Aspergillus species:

Unless condiophores are present under microscopic examination it is not possible to tell the difference between these two species.

These genera are ubiquitous and commonly identified in soil, decaying plants and food materials, and in the air. Increased counts of may indicate location of water-damaged materials. Some species are capable of mycotoxin production.

Stachybotrys species:

This genus is often referred to as “black mold.” Closely related to the genus Memnoniella. Often found on water damaged building materials such as paper, wallboard, textiles, and other cellulose rich substrates. This genus does not grow on plastic, concrete, ceramic tile, or vinyl. These spores are not easily airborne suggesting bulk or swab sampling for identification. This genus is capable of producing mycotoxins.

Trichoderma species:

Widespread distribution and found commonly in soils, wood, paper, and decaying vegetation. This fungus can cause allergies and release toxic metabolites.

Ulocladium species:

Commonly found in cellulose rich damp environments. This genus grows well in soil, on decaying plants, paper, textiles, and wood.

Presence of these spores indoors may indicate a water intrusion. This mold is capable of allergenic reactions like hay fever and asthma.
