1. PROJECT DESCRIPTION

The General Requirements shall apply to all project phases. Some of the requirements noted in this section may be subject to exercise of contract option(s).

As a general matter, the Facilities Standards for the Public Buildings Service (P-100) represents the overarching document that governs The A/E’s performance of work. In addition, other policies and procedures (e.g., the P-120 and tenant agency design guides) provide detailed procedures and requirements that The A/E shall follow. The purpose of this Statement of Work is to primarily set forth services that The A/E shall provide in addition to the services outlined in other documents (refer to Section II.C, Reference Materials).

The CMS Back on Campus Phase 02 is a renovation of approximately 39,800 sf of space at CMS, as well as an update of the lobby. The space being renovated can be broken into 4 major areas:

Area 1: Central Building Floor 2 ~23,000 SF

As seen in Attachment 01: CMS BOC Phase 02 – Program Overview, CMS identifies a space in the 2nd

Floor of the Central building to renovate approximately 23,000 SF of office space. The scope is t renovate the the CCSQ suite, OHC suite, and the bathroom within that office area. There is a small section of OHC suite that was renovated in a smaller project and does not need to be completed as a part of this project.

This section is identified in the Attachment. AV infrastructure is expected with CMS providing the equipment. CMS also intends that all necessary card readers, cameras, white noise, announcement speakers, and other AV related systems are to be design and placed into the space as needed. The A/E is expected to design the replacement of the current signage. The Architect is expected to utilize consistent wayfinding methods implemented in the CMS Back on Campus Phase 1 The A/E is also expected to identify and plan for the protections protection any small status on site. This should simply require the contractor to take the statues down, store them, and then put them back up post construction.

Area 2: South Lower Floor ~16,000SK

As seen in Attachment 01: CMS BOC Phase 02 – Program Overview, CMS identifies a space on the Lower Level of the South building for renovation. The scope of the renovation is concentrated in the CMS suite area and the bathroom across the hall from the CMS space. GSA space as well as the common hallway/elevator lobby is not within the scope of this renovation.

Area 3: Central Building Lower Level Union Space ~1,700 SF

As seen in Attachment 01: CMS BOC Phase 02 – Program Overview, CMS identifies a space on the Lower Level of the Central building for renovation. The scope of the renovation is concentrated in the now non-utilized union space. Some minor programming for this space is needed to determine minor security and notification system requirements.

Area 4: Main lobby ~2,000 SF

As referenced in Attachment 02: Main Lobby Study, CMS would like to execute the design of the Central Building Main Lobby Option B. Please note there are multiple lobby designs here but the scope of this project is to design the concept for the Main Lobby Option B (the CMS preferred Main Lobby Option).

Please note the overall flow, program, and design intent was vetted and accepted by CMS Security group. The exact scope to construct the design as well as make the changes to millwork/terrazzo while maintaining the use of the lobby are areas need developing.
