About this file
This document is a set of Questions and Answers (Q&A) related to a Department of Veterans Affairs (VA) ceiling lift installation project. The Q&A addresses critical technical details including Building Information Model (BIM) coordination, lift specifications, and installation requirements. Key points include: contractors must identify and document potential interference items during ceiling lift installation (such as sprinkler heads, lighting fixtures, and air ducts), with an obligation to either relocate these items or specify VA's responsibility for relocation. The project requires a minimum lift capacity of 650 lbs per room, new slings, and a specific track layout in the bedroom with a single rail extension providing toilet coverage. Maintenance and inspection will be conducted according to the lift manufacturer's guidelines for three years following final acceptance.

Text version
1. SOW states “Contractor shall provide BIM (Building Information Model) for clash detection at the request of the Resident Engineer (RE), VA Construction Agent, or General Contractor”. Please confirm if BIM coordination will be required.
The vendor or contractor shall identify all items that may interfere with the installation of ceiling lifts, including but not limited to sprinkler heads, privacy curtains, ceiling-mounted lighting fixtures, and air duct supply or return vents.
Such interferences must be documented within the contractor’s submission.
The contractor shall specify any items requiring relocation and shall clearly indicate whether they possess the capability to perform such relocations, including all necessary ceiling patching and painting to restore the area to its original condition. If the contractor does not intend to perform these tasks, they must explicitly state that they expect the Department of Veterans Affairs (VA) to assume responsibility for relocating the identified interferences.
2. Specified SWL of the lifts varies in the SOW. Do we defer to the table in Paragraph E. 1.? Or B.4 Price/Cost schedule? Is one a breakdown of the other?
Please advise.
Refer to the table in Paragraph E.1. The minimum lifting capacity for each room is 650lbs.
3. Can the VA provide structural plans?
See attached documents.
4. If possible, please provide manufacturer and model of ceiling tiles.
See attached documents.
5. Please provide more detail for this “Maintenance and inspection shall be provided for three years from date of final acceptance”. Is this once per year?
Preventative Maintenance inspection frequency as determined by the lift manufacturer’s guidelines
6. Drawing AE604 shows an XY track in the bedroom with extension track to a turntable in the bathroom that accesses both the shower and toilet. The SOW indicates an XY in the bedroom with extension track to another XY in the restroom. Which is the desired layout?
XY track in the bedroom with a single rail extension providing coverage over the toilet.
7. Are new slings required?
Yes, new slings are required.
