About this file
This is Addendum #1 to the construction specifications for Project 620-23-206, Montrose Building 14CD renovation for a homeless residential program, issued on September 14, 2026, by Triple C - The A&E Group serving as the architect-engineer. The addendum modifies the final construction drawings and specifications to clarify requirements and address bidder questions during the bidding process, and all proposers must acknowledge receipt and incorporate applicable revisions into their bids or face potential disqualification.
The addendum includes specification changes across multiple divisions, including updates to veneer ceiling vendors (Section 00 26 00.10), removal of thermal insulation requirements (Section 07 21 13), revisions to shiplap sizing (Section 07 46 46), hardware set updates (Section 08 71 00), 3M window film specifications (Section 08 87 33), luxury vinyl tile thickness and sizing modifications (Section 09 65 19), and new Armstrong wood works product specifications (Section 09 51 26). Drawing revisions affect numerous sheets involving updates to waiting room/elevator bank glass storefronts, wall materials in legends, insulation types, masonry details, fire-rated door requirements prohibiting top latching mechanisms, aluminum frame types, and sprinkler head legends. The document provides comprehensive substitution forms for 50+ products across finishes, mechanical/electrical/plumbing systems, security, and communications equipment, specifying approved manufacturers and models while allowing similar substitutions if project intent and federal/state/VA standards are maintained. The renovation scope encompasses 16,950 square feet on the first floor with concurrent ground floor office operations, requiring work in ceiling plenums, mechanical equipment installation in attic/roof areas, and comprehensive commissioning of all new and existing systems impacted by the project.
