In reviewing the structural drawings associated with this project, we notice a recently awarded project 620-18-203 (Building 13, Ward AB) also had structural work in the attic space. Is there any structural work that is either already taking place or required to take place in that existing project that would either interfere, hinder, or cause the structural work in this project to not be necessary? Without a thorough review/cross comparison of the existing 620-18-203 project and this projects’ structural plans its difficult to determine any overlap. It could be possible this was fully considered, and there is no overlap, we don’t have a lot of time to do the analysis ourselves, so we thought it prudent to at least bring it to the VA’s attention. On that same note, other areas with potential overlap may be roofing, plumbing, mechanical or electrical. If potential overlap exists, we propose the VA provide a bid sheet with deduct alternates for whatever bid items that may have an overlap with the existing Building 13, Ward AB project.

We did not have the structural drawings for the other project available during the design of 13CD. However, the structural modifications for this project only occur in the vicinity of the new HVAC units that are being installed as a part of this project. Since this area was not being disturbed as a part of the other project, we do not believe that there will be any interference with other structural work.

VA takes no exception.

Re: Project Narrative Documents 1 & 2 vs. Project Plans and Specifications. We find quite a few instances of materials referenced in the Project Narrative documents that can not be found in either the plans or specifications. For example; om “13CD+ Narrative+ 1of 2” pages 115 & 116 reference a tamper proof Correctional facility type ceiling system “MetalWorks” but this system could not be found anywhere in the plans/specs.

Please advise what documents take precedence on which materials/equipment/furnishings are to be included in the contractors bid. We are assuming the “Narrative” documents were a preliminary design criterion, and should not be used for bid purposes we would just like that confirmed

MetalWorks ceiling system is not specified on the project. Narrative documents were a preliminary deisgn crietrion. Therefore, Contract Drawings and Specifications take precedence over the Narrative.

VA takes no exception.

On S-201, please confirm that detail 5 – First Floor Callout 3 – occurs at only one location. The callout note cannot be found on any plan views.

The floor opening detail should be coordinated with the duct penetration requirements shown on the mechanical drawings

There are multiple locations in the attic where saw cutting new openings will be provided as a part of this project. The mechanical drawings show the multiple locations where detail 5 is applicable.

1/4/2022

26 Closed 1/4/2023 Detail B/S-201: How many openings and what dimensions for the 16 GA. Steel Plate do you require?

The quantity should be coordinated with the requirements shown on the mechanical drawings for the locations where duct penetrations are being demolished. The sizes of the openings varies based on the duck size. Per the detail, the plate should extend a minimum of 2” beyond the opening on each side.

VA takes no exception.

Detail 5/S-201: How many openings? Are they all approximately 5' 7" x 2' 9"? The C8 weight isn't called out. We will assume a C8 x

11.50 unless told otherwise.

Yes C8x11.5. It is called out on detail 5. The quantity should be coordinated with the requirements shown on the mechanical drawings. The sizes are approximate and should be coordinated with the mechanical equipment that is purchased.

VA takes no exception.

Who is providing the equipment in the rack equipment schedule?

Equipment will be provided and installed by Contractor

VA assumes this is in reference to the Rack Equipment Schedule as shown on sheet T-502. Equipment to be contractor provided and installed.

1/11/2023

34 Open 1/10/2023

We noted obstacles around the building that are not indicated on AS100 (Arch Site Plan) that we believe prudent for all contractors to consider. The access to the rear of the building in the courtyard is hindered by an elevated steam line, and the front of the building is on a sharp hill. While this would be considered “means and methods” we believe it should be noted that site plan is not 100% accurate and contractors should consider these conditions for the project. Particularly for roof mechanical equipment, structural steel, etc. hoisting to the roof is not likely possible with conventional crane methods.

As far as the exterior concerns, it can’t be considered an unforeseen condition because it is known to bidders before-hand. It doesn’t necessarily have to be shown on the drawings. All bidders have been afforded access to the site via the pre-bid walk through and it can be clearly seen by all. A general rule of thumb for differing site conditions would be a condition that could not have been discovered by a reasonable site visit.

VA takes no exception.

35 1/11/2023 We were just made aware that Armstrong Flooring filed chapter 11, and the only products available going forward are those that have already been made and are in suppliers inventories. Passing this information on, substitutions will likely be needed for the specified Armstrong flooring materials.

N/A Armstrong is the flooring mfr basis of design. Comparable approved equal may be subsituted.

36 1/11/2023 We couldn’t find a specification section for Non Structural Metal Framing for the interior wall studs. In the past the VA has required 20 gauge metal framing which has been quite difficult to obtain locally and has recently experienced major price increases. Please advise if 20 gauge metal framing is required for all interior partitions.

N/A Reference "09 22 16 Non-Structural Metal Framing." VA Specifications requires base metal thickness of metal framing to be 30mil (20 Gauge).

1/12/2023

37 1/11/2023 The VA has generally accepted 20ga 25mil for wall framing.

Because 20ga 30mil studs and track are non-standard and generally not stocked by suppliers, will the VA approve the 20ga 25mil for wall framing?

N/A VA specifications require base metal thickness of non sctructural metal framing to be 30mil (20 Gauge).

38 1/12/2023 Reference: Section 08 14 00 Interior Wood Doors

2.2 FLUSH WOOD DOORS

A. General:

1. ANSI/WDMA I.S. 1A, Extra Heavy Duty.

2. Adhesive: Type II.

3. Core: Structural composite lumber, except when mineral core is required for fire rating.

Question: Will the VA accept a solide particle core wood door as an equal to specified wood door?

N/A VA will NOT accept solid particle core wood doors on this project. Core shall be structural composite lumber, as referenced in contract specifications, except where mineral core is required for fire rating.

39 1/12/2023 For the windows, according to the Floor Plan Key Notes..:

1. ‘A4’ = New window pane in existing window. There are E8, E9, E10…etc notes at these locations. Can you clarify what the “E#” note represents at these windows?

2. ‘A8’ = New Impact rated vision control glass unit window. Again these also show an “E#” note and we require clarification.

A4 and A8 do not correlate to the window schedule which has W1, W2, and W3 type windows. W2 and W3 do not appear to be shown on the floor plans.

Are the exterior windows aluminum or steel or another material?

N/A "E#" notes on the architectural floorplan sheets may be disregarded.

Regarding exterior window material, please bid the more expensive material.

1/12/2023

40 1/19/2023 One of my vendors pointed out a detail on DWG AE102A patient room #222. There is a call out for “E9” on the wall, but no wall type detail showing what that call out means. If they could clarify that that would be helpful, if not we can assume it’s a window call out.

N/A See E# window designations on included sheet AE304.

1/19/2023

41 1/19/2023 Additionally, we’re assuming 12’ for the full deck height on the 2nd floor (floor to deck height) for the new stud walls. There is a note stating assume 9’ for “ceiling height” but the structural drawings from building 13AB bid show a 12’ height for floor #2. If the engineer can confirm this it would be helpful, but again, we can assume given the information in front of us.

N/A Assume 14’-6” deck to deck height on 13CD floor.
