Boiler Equipment Information:

Existing Equipment: KC1000 Boilers Replacement Equipment: New boilers shall match the specs of the existing equipment.

Water Heater Equipment Information:

Existing Equipment: PVI Power VT Plus, Model CHN1261 (Existing Serial provided: 0615140172)

Replacement Equipment: New water heaters shall match the specs of the existing equipment.

Note: Equipment quantities, model numbers, serial numbers, capacities, dimensions, connection sizes, voltage requirements, and control requirements shall be field-verified before procurement and installation. Where a serial number applies only to one unit, the contractor shall document the individual serial number for every replacement unit.

3. General Requirements

Safety & Compliance: Contractor is responsible for ensuring all base safety requirements are followed. Workers must wear all required PPE while on the jobsite. All work to be done in accordance with Division 1 Specifications.

Energy Conservation: Contractor shall comply with the Base Energy Conservation Program. Use of high energy-consuming tools or equipment shall be approved by the Government.

Housekeeping & Disposal: Contractor is responsible for ensuring the work area remains clean. Debris from the jobsite must be removed and disposed of at an off-base disposal site.

Hazardous Materials: None identified.

Environmental Requirements: None identified.

4. Detailed Scope of Work

4.1 Preconstruction and Field Verification

Coordinate the work schedule, access, shutdowns, and service interruptions with the POC or facility representative.

Survey each mechanical room and verify:

Existing equipment quantities, conditions, dimensions, and service clearances.

Access routes, door openings, clearances, and rigging requirements.

Domestic cold-water, hot-water, and recirculation piping sizes and routing.

Natural-gas service capacity, pressure, pipe sizes, and routing.

Combustion-air intake and exhaust vent sizes, materials, routing, and termination locations.

Electrical voltage, phase, circuit capacity, disconnects, grounding, and control wiring.

Floor-drain locations, equipment pads, housekeeping pads, and condensate-disposal requirements.

Verify replacement equipment is compatible with existing building systems and available utilities.

Submit equipment data, piping and venting layouts, electrical requirements, control sequences, and proposed shutdown plans for review before beginning work.

4.2 Shutdown, Protection, Demolition, and Removal

Provide advance notice before each planned shutdown. Isolate, lock out, and tag out affected electrical, gas, water, and control systems.

Drain and make safe all equipment and piping scheduled for removal.

Protect adjacent equipment, finishes, occupied spaces, and building systems from damage, dust, water, and construction debris. Maintain domestic hot-water service where required.

Boiler Demolition: Remove old KC1000 boilers (2 at WC140 & 1 at AS508).

Water Heater Demolition: Disconnect and remove 14 existing PVI Power VT

Plus water heaters and associated connections.

Cap or plug abandoned piping and wiring at the nearest active point. Repair openings and minor damage resulting from demolition to match adjacent construction.

4.3 New Equipment Installation

Boilers: Install updated boilers compatible with the outputs of the old design (Net output @ full input is 93MBH).

Water Heaters: Furnish and install water heaters that match the specs of the existing equipment.

Provide required anchorage, supports, housekeeping-pad modifications, and equipment clearances. Install equipment level and plumb.

Provide all manufacturer-required accessories, sensors, controls, adapters, fittings, and startup components necessary for a complete installation.

4.4 Piping Requirements (Water and Gas)

Water Piping: Reconfigure and repipe systems as required. Provide isolation valves at each unit to permit individual service. Provide check valves, balancing valves, unions, strainers, thermometers, pressure gauges, drain valves, and dielectric protection.

Relief Valves: Install temperature-and-pressure relief valves of the required capacity. Pipe relief-valve discharge independently to an approved termination point.

Insulation: Insulate new domestic hot-water and recirculation piping to match existing systems and code requirements.

Gas Piping: Verify total connected input and confirm existing gas infrastructure has adequate capacity. Reconfigure and repipe natural-gas lines, providing code-compliant shutoff valves, sediment traps, regulators, and supports. Perform leak testing and document results before startup.

4.5 Venting, Exhaust, and Electrical

Combustion/Exhaust Venting: Provide complete combustion-air intake and exhaust vent systems sized/installed per manufacturer requirements. Provide condensate drains, neutralization kits, traps, and freeze protection where required. Seal all joints using manufacturer-approved methods.

Electrical: Modify or replace electrical feeders, branch circuits, disconnects, breakers, conduit, wiring, grounding, and bonding as required. Provide a dedicated code-compliant disconnect for each unit. Update panel schedules to reflect new equipment.

4.6 Controls and System Integration

Provide and install all factory and field controls required for coordinated operation.

Configure operating stages, lead-lag rotation, setpoints, temperature limits, alarms, and safeties.

Integrate equipment with the existing building automation or monitoring system where an interface currently exists or is required.

5. Startup, Testing, and Commissioning

Boilers: Startup of new boilers is to be included and properly documented.

Contractor is responsible for contacting boiler inspectors two weeks from start up date to be on site for initial inspection. Alex Vance 450-7153, or Rannie Rayes 450-7114.

Water Heaters: Arrange for startup by a PVI-authorized representative when required to maintain the equipment warranty.

Testing: Test and document water/gas piping pressure and leak integrity, combustion-air intake/exhaust operation, combustion analysis, supply/return temperatures, safety controls, electrical voltage/current, and condensate drainage.

Adjust systems to provide stable temperatures and balanced operation.

Correct any identified deficiencies and demonstrate full system operation to the Owner's representatives.

6. Closeout Requirements

Provide the following before final acceptance:

Approved permits and final inspection records.

Manufacturer startup reports for all equipment (including all 14 water heaters).

Gas-pressure and leak-test reports.

Combustion-analysis reports for each unit.

Water-piping test and disinfection records.

Equipment warranties and warranty-registration documentation.

Operation and maintenance manuals.

Updated electrical panel schedules and control-point lists.

Recommended preventive-maintenance schedule.

Owner training covering normal operation, shutdown, emergency procedures, alarm response, and routine maintenance.

7. Clarifications and Assumptions

This scope is based on 3 total replacement boilers and 14 total replacement water heaters.

Final gas-pipe sizing, vent sizing, electrical requirements, and domestic-water piping arrangements are subject to field verification and approved manufacturer data.

Any deficiencies in the existing utility infrastructure that prevent operation of the new equipment shall be identified and reported before proceeding.

Hazardous material testing and abatement, structural modifications, major utility-service upgrades, and extensive architectural restoration are excluded unless specifically added by written amendment.

Temporary domestic hot-water service is excluded unless specifically included in the contractor's proposal.

Pricing shall clearly identify all assumptions, exclusions, alternates, allowances, proposed shutdown durations, and lead times.
